Thanks to Uncle Sam and some temporary tax credits, it pays right now to go green. Although a lot of attention has been paid to the $8,000 home buyer tax credit that was established earlier this year by the American Recovery and Reinvestment Act of 2009, that legislation also established a number of tax breaks for current homeowners who want to improve their home’s energy efficiency.

The federal government gave many potential home buyers a big incentive to become homeowners earlier this year with an $8,000 tax credit for qualified home purchases through November 30, 2009. Now the Federal Housing Administration has sweetened the deal. Instead of waiting to file their taxes to receive the $8,000 credit, qualifying buyers who use FHA loans can access the funds immediately through short-term bridge loans.

Fayette County single-family listing data available as of January 1, 2009 for 2008 clearly show that the Fayette County home sales market is surviving, but lacks the vitality to thrive. The loss in sales vitality from significant historical milestones is staggering. 2008 ended with total sales of 1,085 single family listings. From 2007 with total sales of 1,552 to 2008, Fayette County lost 30.1% of sales volume. The peak year for historical sales was 2005 with 2,107 units sold. Compared to that milestone, 2008 sales were down a whopping 48.5%.

Owning a home is still one of the best long-term investments you can make, according to Fayette County Board of Realtors. In fact, in a recent Baylor University study, eight out of 10 economists agreed that home prices will rise again in the next 5 years. Taking advantages of today’s buyer opportunities is a smart move because these incentives won’t be around forever, but the American dream of homeownership will endure.
Vince Rossetti was raised in Baltimore, MD which is also where he started his family and building career. In 1964 he worked with Jim Ryan at Ryland Homes in the nation’s first planned community in Columbia, MD. He later moved his family to Houston, Texas to help Ryland Homes start up The Woodlands, another planned community type development. When he found out about Peachtree City he decided he would strike out on his own and move his family to Fayette County. The year was 1974.
