Until they will sell used stuff for 1-2-3 dollars, not much is going to move. And the rents must come way down yet.

What we need is another tiny restaurant (30 seats) in a high rent area that has a mimeographed menu! Only 90 days for them! Some of these places in Fayette County have had 10-12 renters in last fifteen years! I eat where there is a thriving bar! They make their money on charging $4-5 dollars for $.50 worth of liquor! Food is an attraction.

Where are the business people? It is not hard to calculate cash flow for six months out, and not very hard to estimate cash flow in. If you don't have 50% of the money needed for at least 1-2 years---don't do it!
