Need recommendation

Has anybody had a room (sunroom, family room, etc) built onto their home recently? If so, will you please refer me to your contractor, or tell me what contractors to avoid? I would greatly appreciate it. By the way, I fully recommend Archadeck to those considering a deck. Two years later and I am still pleased with their work!

Go to C-Thru Sunrooms factory showroom near the bowling alley, they have several full size rooms on display, great products and warranty.

While Archadeck uses WCKD, wax coated kiln dried, lumber their prices are a little on the stiff side. However, they do have a fine reputation and warranty their work.

They gave me an estimate for a deck, that I had blueprints for, of just over $18,000.

I built it myself for just over $5,000.

One of the specific things I wanted was to have the deck 'self standing" as in not supported by the house in any way.

Archadeck's estimate didn't include that feature.

I "over built" the deck to the point that my neighbors kid my about seeking refuge under it if we have a tornado. "The house will go before the deck".

When the PTC building dept. inspected my deck the lady said that she hadn't seen that kind of work in a long time.

As to your question of a good contractor, I won't attempt to recommend someone to you as I wouldn't feel right recommending someone and then have them turn out to be a dud.

I will recommend that you get local references from the contractors that you interview and I would recommend that you interview at least three.

Additionally, have the contractor provide you with at least three local projects of similar design that you can contact and inspect for yourself. If a contractor won't supply you with at least three local references you don't need to be dealing with them.

You may want to contact Archadeck again as they build sunrooms and you seem to have had a pleasant experience with them.

Thanks for the information. I bet your deck is great! I would love to be able to build my own decks (and sunroom), but I'm afraid all the interruptions (practices, meetings, chauffering, etc) would cause the project to last forever. Interruptions and my job! ha ha

Why did you have to have someone come inspect it? Is that because you live in PTC? I didn't even have a permit to build mine because I'm in the woods and it was quite apparent that I was no where near the property line (which I believe is the reason for the permit, but could be wrong).

I'm afraid that I will have to have a permit for an addition on the house which implies my taxes will go up because, in addition to the added room, the county will also find out about the decks I had added. Someone told me that porches, decks, etc are considered "living space." Which brings me to my next question....if I have the sunroom built because I need a room to hold my monthly Girl Scout meetings (and they would indeed be held in the room and the supplies stored in the room), do you think I could write it off on my taxes? Does anyone know the answer to that? Thanks.
