Logsdon Report: Two reasons to drastically reduce the westside annexation density

1. The city's engineering studies show that two "access points" are needed and we will only have one thanks to the CSX parking lot.

From The Citizen:

"The city’s traffic consulting firm has determined that the city will need to service the west village area with two access points to Ga. Highway 74. One of those will be built if the CIty Council approves a 379-acre annexation proposed by John Wieland Homes: an at-grade railroad crossing near the southern intersection of Kedron Drive, which will include a traffic signal at the intersection."

2. More senior housing equals higher taxes to upgrade ems/fire services according to mayor.

From The Citizen:

"Logsdon acknowledged, however, that seniors [housing in the Westside annexation proposal] are likely to have an impact on the city’s emergency medical services.
'It is a major impact on our EMS,' Logsdon said."

The city engineer said MacDuff had to have two cuts on Highway 74? What do we do now?

As far as I know, the city has never formulated a plan to address how we are going to cover (or should I say stretch) public safety and public works with the westside annexation. I mean the claim is that we don't have enough fire fighters/EMT's now. It's more work for the Public Works Dept. too. It's got to mean a tax increase to pay for the services. I don't see any other way to do it.

I agree with McDonoughDawg that the Wieland townhomes need to get the ax immediately. Even if you take out the townhomes Wieland and Levitt's numbers are still too high.

You "ax" the townhomes or seriously reduce density, then you have "axed" the bridge. Simple economic reality. This whole project needs compromise from all involved - including the "density" mirmadons. Get over it folks or you will kill the entire project and the bridge. Of course that is what some of you want.

I would take office or retail before I'd take the townhomes. But Mudcat, what we're really talking about is are they going to make a good profit or are they going to make a boat load of profit on our backs.

If I'm not mistaken, Wieland had already (pre-Levitt & Sons) committed to spend around $2.5 million on the S. Kedron connection with only around 300 homes. They're now getting three times that number of homes. Exorbitant greed, nothing less, take everything you can get because you've got a mayor that will let you do it.

Besides, I have yet to see any numbers mentioned on the cost of the bridge, etc.

Well guess what dude, you don't get a vote - only city council does and even those dorks are not so ignorant to demand a use different than the developer is proposing - especially a developer who is going to build a $5million bridge - even though the real cost is only $3.5 million.

The connector road or shortcut is going to happen no matter what the council says - that is entirely up to the drivers - especially the rednecks from Coweeeta. 10 minutes afer the road opens, it will become a shortcut.

Spear Road,

The numbers have been thrown out there for the bridge, with the general consensus being that the bridge will cost about $5,000,000.00 and up. So, since that is double the cost of the at-grade crossing; it would make sense that he would want to double the number of homes to offset that cost.

Keep in mind, that despite your desire for the developer to "give more", he is a business man and is indeed in this for the profit. I assume you work somewhere too and either your boss or yourself are in it for the same reason.

If I were a betting man (I'm not, my wife won't let me), I'd say the developers came up with the cost of the bridge. I'd also bet, if I could, that no one has made a formal attempt at creating a legitimate working estimate. The developers are driving this train.
