City tables West Lanier discussion

Plans for a rezoning proposal at the triangle-shaped intersection of West Lanier and Stonewall Avenue was tabled until next month by Fayetteville City Council Aug. 17. The delay is so the developer could meet with the city’s Architectural Review Committee.

Tentative plans now call for construction of a single building, three stories high, on the 2.74-acre triangular-shaped site positioned as the gateway to the historic district on the city’s west side.

Originally conceived as having two buildings totaling 16,000 square feet, Planning and Zoning Director Eldridge Gunn said those preliminary plans had been revised to include a single, three-story mixed office/retail building. Gunn recommended that the developer be allowed to continue conversations with the Architectural Review Committee.

“This is a prominent focal point of the downtown area,” Gunn said. “Given its location, it warrants a little more scrutiny than some projects.”

Planning and Zoning commissioners recently approved the measure by a 4-0 vote. Taking the position similar to that of Gunn, commissioners stressed the importance of the development, one that would create an immediate impression of Fayetteville and the nearby downtown area.

Commissioners also expressed concern over potential parking on the site, adding that development plans should avoid creating a sea of asphalt in the highly visible locale.

I'm sorry to see this triangle developed, at all, but encouraged that careful thought seems to be going into it. I hope the feel of the space will be more like the Main Street area than not.
