Deal reached for TDK property

Agreement beats July 31 deadline for grant

An agreement in principle has been struck in a complex land deal that will allow officials to proceed with building the road extension of TDK Boulevard to link with Coweta County, officials said Wednesday.

The major sticking point, which was the purchase price of property now owned by Pathway Communities, has been resolved, according to Peachtree City Mayor Harold Logsdon. The purchase price is in line with one of the appraisals on the property, and is less than the $2 million grant from the Federal Aviation Administration that will fund the land acquisition to protect the runway safety area for nearby Falcon Field.

The deal is complex in part because the Pathway land is needed to relocate two golf holes on the Planterra Ridge golf course. The grant gives the airport ownership of property to its north to be used as a safety area, and the road path will be routed around that land, officials said.

Officials were facing a July 31 deadline to reach agreement in negotiations or the $2 million FAA grant would be assigned to another airport.

Logsdon said he was very pleased at the outcome of the negotiations, and the only hurdles left to clear are the signing of various agreements and contracts.

“I expect we’ll be riding down TDK by the end of 2008,” Logsdon said.

Airport Authority Chairman Jerry Cobb said he was pleased the airport will be able to extend the runway safety area, which will give planes a little more room to land safely should an emergency occur.

Peachtree City officials are responsible for land acquisition and design of the road, while Fayette County officials are responsible for the road construction, including part of the bridge that will span Line Creek. Coweta officials have already pledged to build their side of the road, which will link TDK with Coweta County’s McIntosh Trail.

Proponents of the project say it will help improve business in south Peachtree City, particularly in the Braelinn Village shopping center. It will also provide employees of the city’s industrial park another avenue of coming to work each day.

The project has been envisioned for years but stymied by a host of delays.

I live on Mcintosh trail and, I'm not real happy about them deciding to make this road. My husband David and I moved out here to enjoy the TREES and the QUITE of this place. Good old Peachtree City needs to move it's people out here. You will take the trees and, the quite so you can travel. I'm not happy at all. I voted. No hope. I vented. No hope. First you speed down the road. Then, it will be nobody caring about the way things go. Stay in your little golf cart area and LEAVE US ALONE!!!
All the postings I've seen is everyone yelling about golf carts.
Also, people telling other folks to leave, move away. Well, guess you folks in Peachtree City won. Looks Like we will be moving. To somewhere where people understand a quite place to try to live.
So, have your road. Hope it makes all of you happy. Money talks and nature walks. Call me a tree hugger. I don't care. What I DO CARE ABOUT is the fact that somewhere out there there are people who are willing to SAY something. So, I said something.

You let it happen. Mcintosh Trail will be a horror.
So much for moving to the country. What will the folks on the other roads say? Going to pave THAT any time soon? Good old prison labor.

Looking at the PTC map seems to show that McIntosh trail is not the primary road that will be impacted when TDK Road is extended to join Coweta County. It would appear that Crosstown road will be the alternative to Hwy 54 to rip through town to get from Coweta County to Fayetteville. One would have to go out of the way to travel on McIntosh Trail.

Wow, your little compound must be really out of touch! The discussion I've always heard (for years) about the road, at least from the PTC side, was to allow Coweta residents easier access to the jobs in the industrial park without having to add to the 54 traffic. I know I have no need to speed up and down "your" road (but it might be fun, once I drive through the public streets of a neighborhood in that area to check out the speed bumps).

FYI, in PTC, we have lots of trees, and we have something even better than "quite." We have "quiet." Looks like you really would fit in better in a more rural place than Coweta is becoming, and was destined to become.

In case you haven't noticed, the area of Coweta County is growing out of control, placing huge demands on Rockaway Road. Senoia can't rezone property fast enough.

It's my opinion that this will benefit Coweta Residents more than PTC residents. Although, both Counties will benefit from another way to get across Line Creek.

Never buy where the land is not developed out. You will be disappointed someday.

Never buy where a major road is bound to be widened and impact on you.

Those are facts, as sad as they may be for some.

In our 20 years here we have heard this over and over. Meaning, now that I am here stop growing and building.

Not going to happen.

When we moved here 54 was two lanes and there was no 74 highway.

But we knew the roads, as is, then would not stay as was, then.

We bought where no more development could be made in any manner.

Yep. A road close to us is now 4 lanes. But no, it does not impact us, when we are home, in the least.

All I am saying is, next place you go, make sure you think about not only what it is, now, but what could happen in the future.

McIntosh Trail never had a bat's chance of staying a peaceful little road. Location.

And no, others who pay as many taxes as you do have every right to use it.

But abuse of golf carts, paths and areas should not be happening. Anywhere.

Yep, it's me again. Live and learn. Our "compound" is 5 acres. I'm going to miss the fact that we had to re-plant trees. Yep, I'm the "tree hugger". Had to plant trees that were torn out for a nicer place to live. What a hoot. We paid the taxes. We will still do so. Rip those trees out and build more houses!!! Yea ha.
Glad we have a well at least. No water ban. But, I'm sure somebody will take THAT away too. It's so nice to hear the airport and trains now. How lovely. Yep, I'm moving. Aren't you glad?

This road has been on the drawing boards for a long time. I have to admit that I've never been on the Coweta side in this area. I understand this fellows frustration, but I will bet his land will escalate in value due to the better access he will have.

What was the “actual” appraised value of the land and what did The entire deal end up costing?

The actual appraised value of the land and what the city had to pay for it would be interesting to know. When you find out, factor in the fact that Pathways paid $13,500 per acre for that land about 10 years ago and owns most of the land on the Coweta side of the TDK extension where they plan over 1,000 homes. That's the real big picture.

Nevertheless, good job Harold. It never fun negotiating with scum like Pathways, but you got the job done - now go take a shower.

Oh, Mudcat, you are such a kidder. Harold doesn't need a shower' he's probably down at the Y-Knot getting drunk with the Pathways and Group VI folks. And no, he won't get a DUI. I shouldn't complain,though, that we have another city bailout of private enterprise like the sewer. Lynn Westmoreland needs to make a few more bucks on the Coweta development. Certainly there's no one out there that would expect him to live on a Congressman's salary.

You don't suppose those mean old developers you mentioned knew that that road would be extended when they bought that forsaken land? Of course they didn't, and have had absolutely nothing to do with screwing up a golf course, raising taxes, to do it. Hilary once made a little money with prior knowledge of stocks, also. So did Martha.

p.s. Fayette county is way behind every
other county on the south side of ATL.
PTC is a 'planned' community isn't it?
And, it's still quite beautiful to me.
