‘Upscale shopping center’ to replace PTC’s Days Inn

Bye-bye, Days Inn. Hello, shopping.

A commercial developer plans to construct an “upscale shopping center” on the western border of Peachtree City, south of Ga. Highway 54 on a parcel currently occupied by the Days Inn motel.

Site plans have not yet been submitted for The Shoppes at Village Piazza, but developer Flexxon Operating of Sugar Hill, Ga. is asking the Peachtree City Council to consider a land swap for the development.

The company would gain a small parcel with frontage off Hwy. 54 in exchange for part of a parcel that encompasses approximately 50 percent of the existing pond in the city’s Line Creek Nature Area, according to a memo to the City Council from City Planner David Rast.

The land swap proposal will be considered by the City Council at its regular meeting Thursday night.

“The city and the Southern Conservation Trust have been trying to acquire this property from the former owner for many years (through donation) as a way to protect the pond and increase the overall size of the nature area,” Rast said in the memo.

Flexxon also is proposing to provide access to the nature area through the new shopping center, Rast said in the memo. The company has acquired the Days Inn tract in addition to another tract bordering to the west and south which is referred to as the Adamczyk tract.

The total site is roughly nine acres in size, officials said.

Flexxon will also assist with design and construction of the approach ramp to connect the shopping center with the “gateway” golf cart path bridge that will span Hwy. 54 in the area, Rast said.

Because the land swap is a legal matter, the city’s planning staff have not formulated a recommendation about the proposal, Rast noted in the memo.

“Should council elect to consider this request, the City Attorney has indicated that appraisals must be completed for each parcel, and the appraisals must show that the parcel being obtained by the city is of equal or greater value than the parcel that the city is swapping,” Rast wrote.

The development will have to abide by the design guidelines created for the Hwy. 54 West corridor, Rast added.

The Flexxon plan has not yet been presented to the Peachtree City Planning Commission. The company’s Web site states that Flexxon has been “predominantly a Publix developer for over 20 years” but has also worked with corporations such as K-Mart and Circuit City.

In other business, council is expected to consider a 23-page ordinance governing design of future development in the city. The ordinance outlines general standards for site design, subdivision design, street design, building design and lighting design.

Officials have said such an ordinance will help enhance areas of the city as they are re-developed in the future.

Council will also consider awarding a bid to design a new spillway for Huddleston Pond. In March, city crews plugged a leak in the drainpipe system that caused the pond’s water level to drop.

City staff is recommending approval of a bid from Schnabel Engineering in conjunction with Integrated Sciences and Engineering for an amount not to exceed $44,050.

In a memo to council, City Engineer David Borkowski said the lake level drop has endangered the pond’s fish population.

The drain pipe is rusted and leaking from underneath, and the dam is covered in pine trees with steep slopes, which also cause problems, Borkowski said.

Now I can wait in line on MacDuff Parkway for even longer! Here come the 45 minute commutes again just to make it to 74. Now all sides of MacDuff/54 will have development. Way to plan PTC council! Thanks for forgetting about us "West Enders".

A Publix? K-Mart. Oh, I know a Circut City across the street from Best Buy. Way to go David. You the man!

Could also be a prime spot for Lowes, except that they claim it will be an "upscale" place.

Well, you cannot say no one said they wanted that property.

Yea, I knew the Days Inn was part of the plan. But that does not mean it will all go exactly that way or be a Lowe's in the end.

But I would not bet against Lowe's being there. I would bet on it.

A shopping center here and a gated Seasons' on the other side is a major wedgy for your area, including Planterra.

I sure hope you guy's see the sense in a by-pass now.

The TDK extension would be a major help. But we, meaning all who live in that area and who travel through there, and shop, need a north side by-pass of some kind.

We have to time or shopping trips there now to be able to do the left turns out of there.

I don't even want to think of what will happen if another center with Lowe's anchoring it is built there.

for a Lowes anchored shopping center. Someone may correct me, but I wonder how much land the Home Depot and parking lots sit on now.

Not saying 100% Lowe's will be there. But I know they want to be there.

Creative design can do a lot. And if more land gets snapped up?

Such as Lowe's has no problem doing landfills and demolition to get space.

But I'll say this, I've already noticed traffic moving better on the trip to Newnan and back. I went to BJ's Wholesale this past friday about 3 PM and had basically zero troubles, going or coming. It will be MUCH better when they get the 4 lane opened and the lights synchronized.

With that said, 9 acres would be tight for such a development. It could be done, and if the zoning is there, like I said, wouldn't surprise me to see them try. Home Depot and Lowes are with 500 yards of each other in Moultrie, Georgia. Frankly the fact that one is there surprised me.

Glad you " had basically zero troubles, going or coming" on your trip to BJ's. Maybe we should get one of them in PTC. What does BJ's sell anyway?

I have seen each built in a carve out in the side of a mountain. Just a big wedge whacked out and the store stuck in.

And look at Best Buy. One major land fill there! A big time retaining wall! Wheee!

PTC Guy,

Typically I enjoy your postings, but you don't know when to stop. Your persistent pushing for a bypass, and mind you; your the only one really pushing the issue, has gotten old. There is no room for this bypass, and as yet, no need.

TDK will eventually offer relief to Hwy 54 and the people heading south in the morning or north in the evening.

But either way, I'm not going to convince you that the need and infrastructure simply isn't there, and your not going to convince me otherwise.

So do us all a favor and drop that line. We've all heard it, you've had very little support for it, pick another topic please.

As for Lowes, I was semi joking when I mentioned this earlier as the entire development is roughly 6 acres, so it may be hard to fit a Lowes and an upscale shopping center into that small of a property. Time will tell.

Well, I'm afraid I have to pick the by-pass issue back up. PTC Guy is not the only one supporting the idea - many do and while they don't post here, they do make the decisions at city hall. 2 facts that can't be ignored. #1 - millions in state and federal funds can captured by the city if they portray McDuff as a by-pass or collector road. No $ if simply a residential street. #2 - no matter how it is designed, built or funded it will become a by-pass. People now use Palmetto-Tyrone Road as a by-pass now and its gotten so bad up there Tytone put a new stop sign in simply to discourage the drivers - doesn't work by the way.

There is no other solution - better to realize that now and work on design rather than fighting a battle you can't win.

During the week, I use that as a by-pass. 74 is chaotic and loaded with turkeys that want to drive parallel in the left and right lanes at slow speeds. No one in front of them anywhere and piles behind them.

And if that is happening on a 4 lane 74, well... need I say more?

I think a bypass is well needed! The people who stay inside of the "bubble" of Peachtree City wouldn't agree..but there are many people who work here and have trouble just getting to there jobs b/c of all of this madness. Also...the people that do live and work here, but shop in Newnan or have family in Coweta..it shouldn't take hours to get there and back. I live in Peachtree City...but I am for eliminating all of this traffic!!!
