PTC says ‘no’ to multifamily zonings

Peachtree City will continue to deflect any rezoning applications for multifamily housing per an annual moratorium adopted Thursday night.

The moratorium prevents developers from filing for multifamily rezonings without first getting permission from the City Council. In part, this action helps keep city staff from becoming tied up with such rezoning requests.

The moratorium can only be lifted for a specific piece of property and not in a blanket manner for all property within the city limits.

Such a moratorium was first adopted in 1999.

According to the findings of the ordinance, multifamily housing can:

• Create a significant burden on city public safety responders

• Overburden area schools

• Exhaust “available resources” and reduce the existing quality of life; and

• Increase traffic congestion, also reducing air quality.

The ordinance defines multifamily housing as apartments, townhomes, duplexes, condominiums and assisted living facilities.

The moratorium does not apply to any property currently zoned for multifamily use.

The last multifamily development in Peachtree City was the Towne Club luxury senior apartment complex located at the southeast intersection of south Peachtree Parkway and Crosstown Road. The property had previously been zoned multifamily for years however and thus did not require a waiver from the moratorium.
