County agrees to study change for smaller RaceTrac roof

The Fayette County Commission has agreed to have its staff study potential changes to roof guidelines for commercially zoned lots in the unincorporated county.

The review was requested by RaceTrac, which plans to build a gas station at the southwest corner of Ga. Highway 85 and Ramah Road just outside the southern city limits of Fayetteville.

RaceTrac contends that if it follows the county’s ordinance the roof covering its gasoline canopy will be far larger than the convenience store itself. RaceTrac is asking to built a mansard roof instead of the pitched roof required by county regulations.

“We are all trying to build an attractive facility to meet the overlay requirements but a canopy roof will so dominate the site,” said RaceTrac attorney Rick Lindsey of Peachtree City.

The change in height between the shorter Mansard roof and a pitched roof will be roughly 10 feet, Lindsey said.

Community Development Director Pete Frisina said the county doesn’t want to have it built to county standards if the end result isn’t “what everyone has in mind.”

Frisina said staff would also be looking at the allowable height of gasoline canopies as well. The canopy suggested by RaceTrac would have 18 feet of clearance, which Lindsey said is needed to accommodate some construction and ladder trucks.

The 2.27 acre site is zoned for commercial (highway) use.
