Anybody in the house-shopping mood? How about 86 of them?

The Fayette County Board of Realtors is hosting its second annual Open House Weekend this weekend — Saturday and Sunday, May 2 and 3. Eighty-six homes across Fayette County will be held open for the public for interested buyers. Both days, the homes will be open from 2 to 4 p.m.

To make it easy for the public to locate the homes, they are organized by Fayette County high school districts. Also, there are full details about addresses, agents who are hosting, and what days the particular homes are open.

This annual Open House Weekend effort is yet another way the Board of Realtors helps buyers and sellers achieve the dream of homeownership in Fayette County.

Nationwide, public open houses have a very low success rate, except in certain pocket locations that buck the trend. By banding together in this well-publicized and well-organized weekend event, the FCBR Open House Weekend offers a “blitz” of homes and the supporting publicity to strengthen the public’s attendance at the listings that will be open.

Fayette’s Realtors would also like to publicize what may be a secret to many: From 11 a.m. to 2 p.m. every Wednesday, Fayette Realtors host Agent Open Houses across the county, offering prospective buyers a chance to preview properties for sale.

This has long been a tool that has helped fuel real estate sales in Fayette County, and has been found to be very effective. This practice has been supported since the early 1970s, early on in the 40-year history of the Board.

The public is invited to contact Realtors of their choice to see some of these Open Houses with them. Again, Realtor Open Houses are scheduled every Wednesday in Fayette County.

They be training for your visit to the open houses. One large local company has formal classes on how to convert an open house visitor to a client with a binding contract to use that Realtors services exclusively. That means you have to work with that person until you buy a house. My neighbor just sat through the first class and it is very high pressure. She's not going back.

Not a good idea to sign up with a Realtor you just met if you and your family like a little freedom and elbow room while deciding on the most important and expensive purchase you will ever make. Seldom does anyone leave good ole' Peachtree City unless they have to, so you will be here a long time, so choose carefully. The few foreclosures are priced right, but if they say you have to buy it as-is or can't have an inspection - run away. Let someone else buy into that nightmare. Legit sellers are anxious to sell their homes, so they will discount and agree to repair defects since they know the Northwest surge is their only chance to sell this year. Always offer 15% less. And tell the Realtor you want some of the commission back - yes its legal if you do it right, although they don't want to do it. Male Realtors are more likely to do this, except for Realtors who are former pilots so avoid them.

Above all on Open House weekend - Do not tell anyone you are Northwest - they are hunting for you. The pressure will be relentless. Best thing to do is say you are Just looking. Or lie and say that you are also a Realtor (a new one) with Fast Exit Realty previewing for a client. That would explain why you don't have cards or know your own office phone number. Slow Exit Realty is another name you could use.
