Land use plan on Mon. agenda

Peachtree City’s comprehensive plan advisory board will learn about the updating of the city’s land use plan at its regular meeting Monday at 7 p.m.

The land use plan has been crucial to the development of the city, creating a blueprint for how individual parcels are to be developed in the future. But City Planner David Rast said he didn’t foresee proposing any significant changes to the land use plan. He doesn’t see any need to changing land use designations on parcels to create more residential or commercial properties in the city.

Instead, Rast sees the likelihood of possible land use changes for the city’s open space and greenbelt areas, and also its recreation areas.

“They will be housekeeping in nature,” Rast said of any proposed changes to the city’s land use plan.

Even if the city changes the land use designation for a variety of parcels, it is the zoning of the property that directly controls what can and cannot be built. So even if the land use recommendation is changed for a parcel, a rezoning (and thus approval of the City Council) would be required before a property could be developed under the new land use designation, Rast said.

The city has been updating its land use database to create a comprehensive list of each parcel in the city, what zoning district is applied to each parcel and the current use of the parcel. The database will include information on property that is already developed and property that is currently vacant.

The advisory board is helping create the city’s comprehensive plan, a document to guide the city’s growth and change over a 10-year period. Medium to large-size cities in the state are required to develop comprehensive plans or face losing a significant amount of state funding.

The land use plan was instrumental in keeping a Walgreen out of The Highlands Subdivision. Do not be fooled into thinking it is not important.
