PTC shopping center OK'd

Plans for a 170,000 square foot shopping center off Ga. Highway 54 and Planterra Way was unanimously approved by the Peachtree City Planning Commission Monday night.

The Line Creek retail center will be anchored by a Publix grocery store, a T.J. Maxx and a Homegoods. Earlier this year the City Council approved a special use permit allowing the center to eclipse the city's size limit of 150,000 square feet for a shopping center.

Council also approved a proposal to sell or swap land with Capital City Development in exchange for the city-owned right of way on Line Creek Drive and Line Creek Court. Without it, the shopping center would have been more limited in size due to setback requirements from the road.

The plan includes a traffic light at the intersection of Hwy. 54 and Line Creek Drive that has not yet been approved. Doug McMurrain of Capital City Development said the company is still working with the Georgia Department of Transportation to coordinate the light.

Previously the DOT turned down CCD's application for the traffic light, saying it was too close to the lights at Planterra Way and MacDuff Parkway.

If the light is not approved, the special use permit granted for the shopping center must go back to the City Council.

Also on the plan is a future connection from the shopping center to Planterra Way. The connection will not be built as part of the project but will be available if needed in the future, McMurrain said. The connection was initially contemplated to be built immediately but that was scrapped after nearby neighbors opposed it, worried it would lead to cut-through traffic on Planterra Way.

The 16-acre site is zoned for general commercial use, but lush landscaping depicted on plans can be enforced by the city because they are tied to the special use permit, said City Planner David Rast.

In addition to committing a significant landscaping project on the border between the shopping center and Cardiff Park, CCD has also promised to pay to have landscaping installed on the Hwy. 54 island between Planterra Way and MacDuff Parkway.

The shopping center will not be served by dumpsters but instead will utilize trash compactors, CCD attorney Rick Lindsey said.

The landscaping for the shopping center along Hwy. 54 will be terraced and that area will also include a golf cart path that extends down Planterra Way. A golf cart connection may also be made at the rear of the property to link up with the Line Creek Nature Area, Rast said.

McMurrain is going to make the connection eventually. This is obvious. The folks in Planterra said they were ok with the development so they need to get a life and let the connection through.

Absolutely incredible.

Public cries "no more shopping development in area" for years.

Planterra shouts "don't use us for access."

People beg not to destroy the Line Creek nature preserve.

DOT turns down traffic light at least twice.

Vacant buildings all around the area already.

Traffic continues to bottleneck at this junction daily because of all of the lights already on 54.

Police are constantly involved in accidents in the area.

And the PTC 'planned community' councils just keeps sticking it to us.

Does anyone know that we are in a grim recession that means that more and more stores (especially larger national 'name' ones) are closing and that we don't need continued development to add to the ghost town feel already growing?

Does anyone know that it already takes 40 minutes to get from Fayetteville to MacDuff Parkway at 5:30 p.m., the last 20 minutes getting through the 54/74 intersection and past Walmart?

Does anyone know that there is already a problem coming out of MacDuff Parkway in the morning because of the limited traffic coming from the other new shopping center directly across hwy 54 and that this is just going to get worse once that center is open?

Does anyone know that we are losing our jobs, our retirement funds and our minds and that no one will be able to support these new stores, if indeed they do come?

Does anyone know that Peachtree City is supposed to be a planned community with thoughtful and intelligent planning and with a village concept that does not include crowding an already crowded corridor?

Does anyone care?

Nobody with half a brain would approve this crap, but those who did had to because of the "vested rights of the landowner"

Ok - turn him loose and see what actually gets built.

Disaster on the western front of PTC.

Now he can build and try to rent in the middle of the recession. Kohl's, Circuit City, Applebees, Steinmart, Haverty's Staples, Porter Paints, all gone and empty before he even gets started building. Then their space will lease for 50% less since the parent company guarantees the lease. Then we see Aldi, Goodwill, Dollar Store, etc.

And by the way, David and city - the "lush landscaping" sounds good, but it is a traffic hazard if not installed and maintained properly. Anyone leaving Home Depot and turning left towards the light knows what I mean. Shrubs that grow at the driver's eye level don't make a lot of sense. Think it through. What looks pretty on a two-dimensional drawing could be completely unsafe after it is installed and has 2 year' growth.

I marvel at the fact that the same city government that wanted to force it's residents to recycle with a single provider trash service to "save the environment" will gladly add yet another stop light to Hwy 54 that will not be timed (just like the others are not now). So now we get to add another 4 minutes of engine idle time to our escape from PTC every day. Try it sometime... start at the Publix on the East side of PTC and travel at the speed limit and see how many lights you have to stop at to get to the county line. Thousands of gallons of wasted fuel and, more importantly, hours and hours of our time. I may start sending a bill to the mayor for my lost productivity.

And just what land are we swapping for this? And what will the land be used for that the city is getting?
Rick Lindsey, when you look in the mirror in the morning congratulate yourself on a job well done. Yessirreeee....
Oh, I sure hope there will be lots of sidewalks included, since we will ALL be WALKING to get to where we need to go when this is finished.
I've already reserved my parking spot over across from Collectors Corner in that vast vacant lot. Yeah! We can create more jobs by running an underground train ( MARTA, anyone???) for everyone from there to Hwy 74!!!

with their wallets. I think you are right about most of the empty retail slots here. Time will tell. There will always be the "next best place to live" out there somewhere.
