PTC planners to review 54W shopping center

The latest version of a plan to build a 175,000 square foot shopping center off Ga. Highway 54 West near Planterra Way will be dissected by the Peachtree City Planning Commission Monday night.

Tenants have already been signed for the Line Creek shopping center, said Doug McMurrain of Capital City Development. McMurrain declined to name the tenants, but said all of them are economically viable.

McMurrain declined to release the names of the tenants under contract but said the anchor stores will “do well,” particularly with people trying to save money.

One of the tenants is reported to be a grocery store in a 45,000 square foot building. The other large buildings on the site are 42,000 sq. ft., 28,000 sq. ft., 25,000 sq. ft. and 20,000 sq. ft.

The latest plans must be approved by the planning commission, but the development is also hinging on a traffic light being approved for Hwy. 54 at the main driveway for the property, which lines up with the existing Line Creek Parkway.

Previously the Georgia Department of Transportation has turned down a request for a light there but CCD is going “through the process” of seeking approval on a resubmitted application, McMurrain said. In its previous decision, DOT noted that the light is too close to the existing traffic lights at Planterra Way and MacDuff Parkway.

As for financing, McMurrain indicated that he’s ready to move forward with the plan if its ultimately approved by the city and DOT.

“It’s a very good project,” McMurrain said.

McMurrain said he thinks the jobs created by the shopping center will help the local economy.

The plan includes two additional raised “table” crosswalks that will be pleasing to the eye and also allow both pedestrians and cars to traverse the parking lot safely, McMurrain said. One of the crosswalks is at the eastern border of the property near where a road connection in the future could be made to link with Planterra Way. On the western side is another potential road linkage that so far has been hindered by restrictive covenants that forbid it from continuing further west towards the Shoppes at Village Piazza development that’s underway.

The two other large table crosswalks are located on the main entry driveway to the development.

The Line Creek project was the first to undergo the special use permit process, which replaced the city’s previous set in stone size limit of 150,000 square feet total for shopping centers. The City Council also has agreed to abandon the right of way for Line Creek Parkway and part of Line Creek Drive in exchange for $500,000 or an equivalent amount of land of the same value that’s agreeable to both parties.

Although the special use permit was approved 3-2 with councilmen Doug Sturbaum and Don Haddix voting against, Mayor Harold Logsdon in February said the approval keeps a gas station from coming to the parcel and it also protects nearby residents in the adjacent Cardiff Park subdivision.

Maybe it will be a Value City ???

Don't misunderstand. I'm not for a Value City. In fact, I'm not for anything else in that area.

I'm just pointing out that McMurrain has history with that company...and with other stores that I don't think would be positive for PTC. We should be careful about what we don't know about his grand plan.

We need to do the smart thing such as aquiring a Trader Joes or Fresh Market for this development, not another typical grocery store.

I have been told by a VERY reliable source that a Fresh Market will be going in to that development.

Really? That would be great....we're dying for better produce down here. I'm so weary of having to settle for soft, wilted brocolli and fruit fly infested tomatoes at Kroger/Publix/Walmart.

I know that for sure, but I would love to have a Trader Joe's, too. Although, it doesn't mention it on their web site. If only Aldi, which is owned by the same people as Trader Joe's, was more like TJ's...

Anyone else hear the rumor about a Publix Greenwise going in?? It's their version of Whole Foods. Right now they are only in Florida, but maybe PTC is going to be their first store in GA????

That's a new one on me. Hope the grocery store is not an Aldi's--wish it could be a Whole Foods or Trader Joe's --Publix has so many stores in near proximity wonder if they would put one in there--would not mind a Greenwise--my children are in So Fl and shop at Publix and Whole Foods there but have not heard them mention a Publix Greenwise.
I know they carry Greenwise products in their regular stores but was not aware that they were establishing separate stores to carry just Greenwise. Just hope we don't get trashy stores in there. The whole situation is going to be a big enough mess already--parking, etc.

You've seen that they have sections in their stores for home decor, etc. This is basically a store dedicated to just that. It is owned by Marshalls and TJ Maxx. My friend's husband is the one responsible for bringing them here-he was tired of going to work in Alpharetta every day.

going into this shopping center. This worries me greatly, especially the anchor store/s that McMurrain says will do well "especially with people trying to save money." For all we know this may be the same, or same type of place that we kept out of the "Little Kroger" spot.

Why is it such a secret what will go in there? Usually developers are happy to announce what stores they will have. This makes me believe it is something that we would fight against if we were aware of it. Please Mr. Haddix and Mr. Sturbaum, if this shopping center must go in at least make the stipulation that we be told NOW what stores will go in there. Once the store is there it will be too late. Mr. McMurrain has tried to pull too many things already. We cannot continue to have developers bully us.

You don't get a vote to approve stores in a mall forever. Only the owner and the city can do that.

Goodwill, Dollar stores, etc. don't show up on the first try. No developer can afford to build for them. They go into spaces that have failed but where the first (failed) tenant is still responsible for the rent. That will eventually happen over there because of all the restrictions the city and the neighbors have put onto the developer - not the least of which is the size restriction. That handcuffs him. And no, I don't feel sorry for him - he bought the land when it was at its highest value and stupidly closed on it without full council approval, so he did it to himself.

It does appear that he has the 3 votes to get something done - at least until next November.

My guess is that it is an ALDI food store. Not bad if you want to save money and don't care about freshness or expiration dates on your food. That may actually survive and even thrive here during our Obama recession.
