A months-long setback variance request on a 2.192-acre residential lot along Coastline Road in Tyrone finally made it through the first part of the approval process June 26 when Planning Commission members voted to recommend it to the town council. The request will go before the council in July.

Property owner Rolando Castro said he wants to build a 2,800 square-foot home on the property. Concerns arose due to the shape of the property, which essentially resembles a flattened disk. The property is bordered on the east side by CSX railroad.

Commissioners after a lengthy discussion voted to recommend approval for a 55-foot front setback, reduced from the 100-foot requirement, and a 35-foot rear setback, down from 50 feet, to accommodate the placement of the home on the property. Their consideration was bolstered by the fact that Coastline Road had been realigned in the past, effectively making it a non-conforming property for the three-acre requirement in the AR zoning district. The realignment, commissioners said, was no fault of the owner.

As in past commission meetings, neighbor Sherry Jackson spoke against a recommendation for approval to the council. Citing the three-acre residential requirement in the area, Jackson said she thought building a home would have been prohibited. Jackson said at earlier meetings that trees lining the roadway on Castro’s property creates a noise barrier from nearby passing trains.

Castro said he intended to leave nearly all the trees standing.
