Shopping center seeks approval to go over 150,000 square foot limit in PTC

A request to go over Peachtree City’s 150,000 square foot limit for shopping centers will be considered by the Planning Commission Monday night.

The request is for a 175,000 square foot center that has been proposed for the intersection of Ga. Highway 54 and Line Creek Drive, next to Planterra Way. The “Line Creek” shopping center includes five large buildings ranging from 20,300 to 45,300 square feet each along with two smaller buildings for “shops” of 9,400 and 5,000 square feet.

The site is 16 acres and is adjacent at the rear to the Cardiff Park subdivision as well as part of the city’s Line Creek Nature Area.
The Planning Commission will only be making a recommendation on the issue. The final decision on whether or not to approve the special use permit rests with the City Council.

The project has already been the subject of some controversy as the City Council has agreed to swap part of the existing Line Creek Drive with the developer, Capital City Development of Colorado. The exact details of the land swap has not yet been voted on, however, and Capital City will be required to swap an amount of land at least equal to the appraised value of the property.

The plan does not identify which tenants sign leases at the development.

CCD is estimating that the city will get an additional $300,000 in taxes annually from the development. The plan includes 548 parking spaces and a tree-lined entry driveway from what CCD is hoping to be a new stoplight on Ga. Highway 54. That decision is in the hands of the Georgia Department of Transportation and not Peachtree City.

CCD has committed to installing extra landscaping at the rear to buffer the view for residents of Cardiff Park and also to building a six-foot fence along that 50-foot greenbelt. Also, CCD will be lowering the grade of the site which is currently going uphill heading south on Line Creek Drive away from Hwy. 54. About 24 percent of the site will remain open space or greenbelts, according to CCD’s application for the special use permit.

There are also two outdoor courtyard ares for patrons, which may ultimately be used for restaurant seating, and the 45,300 square foot building closest to the highway will also have a covered terraced patio and grassy area.
Although CCD at a recent meeting indicated that it may conduct development in phases, it indicated in its recent filings with the city that such is now “not anticipated.”

The buildings will be made of brick, stone and other masonry, according to CCD’s application. Also, brick pavers will be used in the parking lot with a dual purpose of slowing down traffic via a “speed table” halfway down the entry drive.

A golf cart path will be built along Ga. Highway 54 and also will extend toward the city’s tennis center, according to the plan. Doug McMurrain of CCD has told city officials that he wants the shopping center to look like The Avenue retail center.

This is absolutely outrageous. People should tar and feather their officials and take to the streets, peacefully of course.

but you are not going to like it. This shopping center is a done deal.

I am reminded of the guy in the bar talking to this good looking lady. He asked her if she would go to bed with him for a million dollars. She says sure and grabs her purse. He then said, well, will you go to be with me for five dollars? She looked askance and says, "What kind of girl do you think I am?" The guy says, "We already determined that, now we are just haggling over the price"

There is all this talk on here about Obama this and Hillary that, and all the while, the rape of Peachtree City is taking place right before your very eyes. The party in power wins votes by scaring the voters into thinking that the national government is going to come into their homes and take their guns or that the homosexuals will be waltzing down the aisle and sucking on government benefits. It is time for the local voters to look at alternatives and realize that they are being played for schmucks.

The shopping center is bought and paid for and we have the best elected officials money can buy.

You need to substantiate your empty claims of politicians being bought and paid for before you make that statement - put your facts in front and then I might believe what you have to say. How and when were they bought, and by whom?

check out the financial disclosures required of all candidates for public office..see who is supporting their various campaigns, that should give us a clue. Keep the faith.

Those people questioning your statement about "bought," know that it is not so simple as someone sticking a hundred dollar bill in their coat pocket, as Georgia politicians used to do, but one must be a member of the group to participate.
Cash is rarely swapped. My back itches--you scratch, I'll remember it.
Why would anyone want more of a mess in the west side if no money or favors or friendship wasn't involved?
This has been a real estate town and is converting to a commercial real estate town.
I'm afraid if one makes their money that way, they will favor others doing the same thing.
Do Delta people gossip about whom to patronize--you bet.
Like asking the question: Is the Pope Catholic? Is Jeremy Wright black?

As to your reply to my earlier post...you, the Democratic party, DO control the county to the north. Are you saying that we should vote out the Republicans in PTC because of this project? I don't know how you tie national politics into this discussion, but if that's where you intended to go, then you must also tie national politics into the sucess of PTC. In your scenario, the Republicans must also be responsible for PTC being voted into the top ten places to live in these great United States? Are those same Republicans responsible for PTC being voted into the top ten places to retire to in these great United States? Tell Ya what, I'll take the community that is so highly desired that people from all over the country want to invest in and move to, over the county to our north governed by the other party. You know, the one with out of control crime, a dissfunctional government, and a school system that's about to lose their accreditation. Would'nt you? If that's not what you were getting at then.........never mind.

what I am saying is do not think that "the party of Barak" actually characterizes the local party. While the local parties must, of necessity, support the national candidates, that does not mean that one can always equate the national agenda with the local agenda.

For instances, the local Democratic Party is the only party to issue a local platform outlining what they envision for Fayette County in the future. Now some have ridiculed that and that is fine. Why have the local Republicans not told the voters what THEIR ideas are for the future? Is this because the local Republicans do not have a vision for the future? "We like things just the way they are" How long do you think that can continue to play? Or is it because they continually take the voters of Fayette County for granted? Heck, these schmucks could elect a DEAD GUY if we ran him as a Republican so why should we bother with something that trivial? Well, that sort of thinking has given the people of Peachtree City their current mayor and the sparkling new shopping center at Planterra.

That is what I am saying. We are NOT the "county to our north" and we do not control the government there. We all have moved here for the very same reasons and would like to see the same sorts of things for this county. There different ways to achieve those goals and it needs to be up to the voters of the county to decide that, not because "we always done it that way", but because it is the best way to go about insuring those things for the future. Keep the faith.
