54 'gas station' retail plan voted down by planners

The Peachtree City Planning Commission tonight unanimously denied a conceptual site plan for a shopping center at the intersection of Ga. Highway 54 West and Planterra Way.

The plan features a gas station along the highway and several other buildings with a total of 99,000 square feet. The site plan did not include a previously proposed big box for the site and it left the current Line Creek Court and Line Creek Drive roads intact on the assumption that the City Council will not elect to sell them to the developer, Capital City Development.

The property is already zoned for general commercial use and Capital City attorney Rick Lindsey indicated the company would appeal the decision to the City Council. Lindsey contended that the site plan meets all city ordinances for commercial development.

Several planning commissioners remarked that other plans that have been rendered for the property, particularly one featuring a Kohl's Department Store, were far better than the one advanced by Capital City Monday night.

Commission chairman Marty Mullin said the Kohl's plan was very similar in design to that of The Avenue shopping center, but he and other commissioners lamented the lack of pedestrian usability of the gas station site plan, among other features.

The new plan was also chided for not taking into consideration the view of the adjacent property owners in the Cardiff Park subdivision. A Cardiff Park representative said every adult in the subdivision opposes the gas station plan Capital City presented tonight.

Capital City's request to have the city abandon and sell the roads is currently slated to be considered by the City Council at its meeting Thursday, Feb. 7.

The letter to the editor by Tim Lydell and the 2 page ad by Doug McMurrain have produced a mix of email responses.

The problem with the presentations are they contain some errors, much personal opinion and fail to present all the facts.

If above is true then what is the denial based on? Does anyone know what stores are going into the land being developed between the above property almost down to the county line? Looks like they are moving right along.

The Planning Commission did not feel that the submitted plan was up standards. That is why it was turned down. A big thanks goes out to this Committee, hopefully, the Council will take notice. I would expect their hired Lawyer to claim it was up to City standards, if he didn't say that, what good is he? I don't think this will pass the Council.

Re the development further to the west on 54, I have not heard any specific stores mentioned. I would be surprised if it was being built without come solid commitments, I will say that.

All is well! Council will pretend to get something, and then approve it, or say, "well, we better let them have those old street we don't use and put in the Kohl's or the Goody's!"

Does anyone really think this guy is going to be stuck with this sorry scrap of land hard to get into or out-of? Needs to be a Youth Center instead. Exit into Planterra.

Was that the mayor's brother on the news--the developer from Atlanta talking about the downturn in condos in the city? Anybody know?
