Pathway plan may be back on track

Pathway Communities plan for a new mega-community in eastern Coweta County could be resurrected nearly a year after the proposal was shelved in Sharpsburg.

Coweta County planning director Robert Tolleson confirmed that the county has been in discussion with Pathway over the project called Twelve Parks when it was planned for Sharpsburg last year. Sharpsburg would have had to annex 500 acres into the town near the intersection of McIntosh Trail and Ga. Highway 54 for the development to happen, but at the last minute Pathway decided to pull its annexation request.

The Peachtree City-based company wants to create a development called Twelve Parks at Sharpsburg and would have featured 725 homes, 60 townhomes and two large commercial tracts.

The notice to withdraw the annexation request was sent to Sharpsburg officials in February of last year.

"The application was withdrawn from the town of Sharpsburg because it is important that the infrastructure is in place to provide Coweta County with a top-notch community. We want to ensure the needs of residents will be met in a manner consistent with other great developments in Coweta County. This necessary step will make certain that we can continue our successful model of creating communities in an environment where residents will say 'this is the best place I've ever lived.' We are looking at all options as it relates to seeing Twelve Parks come to fruition," said Peggy Sullivan, president of Pathway Communities.

On Thursday, Tolleson said some of the density has decreased from the initial plan, but a sticking point still remains.

“That type of development would require public sewer, which is currently not available,” he added.

He did say the development would not have to go through another complete Development of Regional Impact study, since GRTA and the ARC had approved the project last year.
