Reese: McIntosh Village project will start by end of this year

It’s one of the largest developments south of Interstate 20 and has Peachtree City residents worried that traffic from the more than 3,000 homes will overwhelm the city’s capacity.

But in a lengthy interview last week, developer Tom Reese said his McIntosh Village, located just across the Peachtree City line on what is now rural McIntosh Trail in Coweta County, has plenty of routes his future residents can use to access Interstate 85.

Reese,who has deep roots in Fayette County, but now lives just south of Senoia, also dismissed any rumors that his 1,500 acre-tract is for sale.

“That’s just not true. It’s not on the market. Right now, we’re in the preliminary plat process with the Coweta planners,” he said.

Reese is also putting together his finance package to develop the property, and said at some point, he could sell some of the land to builders, but the architectural standards of the homes would still be governed by Reese’s company.

As the company works through the planning process, Reese is hopeful that residents and prospective buyers will see progress by the end of the year.

“We’re working on four to six parts of the development and hope to see dirt turned later this year,” he added.

In April and May, the Coweta County Commission gave final approval to rezoning Reese’s property from Rural Reserve to New Communities. The rezoning was passed with several notable conditions, including a requirement that Reese pay a portion of the Vernon Hunter/TDK Extension bridge upgrade, help in developing a special tax district if needed and contribute to the purchase of an aerial fire truck.

Reese will be responsible for paying up to $900,000 for the upgrade of the Vernon Hunter Parkway/TDK Boulevard Extension Bridge over Line Creek, with a minimum of 60 feet in width.

When the 10-15 year construction is completed, McIntosh Village will have more than 3,100 homes, townhomes and lofts and more than 600,000 square feet of office and retail space at build-out.

The development will also feature 135 acres for social and community use, such as parks.

The routes to Interstate 85 are
• TDK Boulevard to access Ga. Highway 74.

• Ga. Highway 54 to Hwy. 74.

• Ga. Highway 154.

• Hwy. 54 to Fischer Road.

• Hwy. 54 to Ga. Highway 34.

• Ga. Highway 16.

Mr. Thompson, you really let him off the hook on this one.Mr. Reese throws out that his future residents will have plenty of routes to access 85? You should have asked him to name them, and with plenty of routes why is he shelling out 900k for the TDK bridge fiasco? Because the plenty of routes are choked off local streets that the quick buck Coweta County crowd has to offer or the super highway into Peachtree City taxpayers will provide. This article reads like a brochure.

Does anyone know how far up Fisher Rd it goes? It has to stop before that stone church on the right? right?

It's not going to be on Fisher Road, it will be on McIntosh Trail off of Reese Road.
