Macauley closes on 600 acres in Fayette County

In early November, Atlanta-based real estate developer Macauley closed on its first Fayette County property.

Located just south of Ga. Highway 54, between Peachtree City and Fayetteville, the 600-acre site features two pristine lakes, gently rolling hills and hardwood forests. The site is north of Davis Road, and is also bordered by Huiet Road. Like many of Macauley’s previous developments, the new master-planned community will feature an extensive amount of green space and unique amenities, this time with one-acre home sites.

Using a creative approach to community development, Macauley is planning fewer than 400 homes for this community. More than 100 acres will be devoted to open space, including two lakes, pine forests and the protection of two historical sites.

“With this acquisition, we’ve been given a tremendous opportunity to create a wonderful sense of community by combining beautiful lakes and charming architecture on tree-lined streets with stunning natural preserves,” said Stephen Macauley, president of Macauley. ”With a true appreciation for the land, we plan to incorporate all of the beauty of this one-of-a-kind place to create an exclusive lakeside community for residents of Fayette County.”

Homes in the community will be priced from the $400s to over $800,000. Additionally, retail home sites will be available for sale to individuals. When complete, the community will feature exciting amenities, including The Lake Club, which will feature a Children’s Play Park, Family Fun Pool, all-sports court and four tennis courts. There also will be a Great Lawn for special events and games, a community cutting garden and a boat dock with gazebos.

The community is conveniently located within walking distance of the planned $25 million YMCA and is near Fayette Pavilion Shopping Center and Piedmont Fayette Hospital. The community also is served by excellent schools, and is within walking distance of Cleveland Elementary and a new middle school scheduled to open in the fall of 2006.

Ok its not Peachtree city, but lookee here - the Verani tract is finally being developed. You remember the one that was rezoned and annexed in the 1980's and it angered the Fayetteville voters so much they voted the whole gang out of office and then pushed for deannexation and got it. yes, that one. Now its back and it will be built. Same deal as Wieland's Southampton project in Tyrone. 1987 he sues Tyrone and wins in 1998 and gets building what he wants shortly thereafter.

You can't stop this stuff - all you can do is delay it and then the developer makes more money because value increases more than the cost of interest on the money to hold the land.

It was annexed into Fayetteville?...wow, I didn't remember that. I've got good friends that live really close to that, and they're saying the traffic is already bad enough over there with the schools and the proposed YMCA, but it'll just get worse.

Ah well, say goodbye to more of good old Fayette County. Everybody wants to live here, but what they don't get is at a certain point the reason we move here goes away because we're looking at nothing but houses and "amenity packages". Maybe they'll follow the example of development found in Peachtree City. They should call Pathways Smiling

On all the fuss about not allowing developers in, Big Boxes and such.

For those who don't want any more growth they ARE the enemy.

They have more money than PTC and will bankrupt a city to get in.

Did you know only one area has ever kept Walmart out?

They did it because everyone in the area were million or billionaires. They outspend Walmart.

Now, that is just pathetic to me that such is how they work.

But that is why you must always view developers with suspicion. Even those building small developments.

I have lived in two while still under developer control War, war and more war. They constantly tried to get away with things.

So, of course those who understand these points and have had experience are going to turn a telescope on any candidate backed by them or those in partnership with them.

And can understand why a candidate or Council that opposes what they want will still vote for it. It is called financial pressure and legal threats.

It also says those who sing the praises of developers as the mighty folk who made PTC what it is are lacking in full understanding.

Developers did nothing to be nice guys. It was always about money.

They have a right to make money. The do the building. But that does not make them heroes or civic leaders.

PTC Guy has fallen upon the "secret".

People are, in general, interested in obtaining wealth. And how do they obtain wealth? By giving people what they want.

Will you move into a brand new development in Techwood? No, you say? Why? Because the city is too crowded, too big, and what you want is provided here, by those who developed the area!

The alternative - I guess we could revert to farmland.

Why does WAL*MART (don't forget the *) work? Because it gives people what they want. Things to buy at such a rate to allow them to retain the wealth they have.

I was at WAL*MART in Peachtree City last weekend, and I parked across from a Porsche. Interesting "paradox", indeed.

As long as it's done right, development isn't bad. It's a balance. At some point, too much development may modify all our lifestyles. And this may not be a bad thing. I don't say close the door behind you at all. At some point, someone will have to say that, or the Atlanta area will extend from Nashville to Tallahassee.

It's the pendulum of life, that's all. A lamentation for the good old days.

Ah, but the point of Community choice. Developers can strip that away.

Which is not a good thing.

By the way, it is listed as WalMart, WALMART, Wal*Mart and Wal-Mart by WalMart.

Go chastise them.
