PTC to hold public hearing Feb. 13 on lake buffer violations

Proposed changes to ordinances

The Peachtree City Developmental Services Staff will hold a public workshop on Tuesday, February 13, 2007, to review proposed changes to City Ordinances relating to buffers, greenbelts, and protected areas adjacent to Peachtree City’s lakes.

In 2006, the Council reviewed numerous violations of encroachment into the protected areas around the lakes and requested that, as one of the first steps in addressing the issue, the ordinances be revised to clarify definitions of buffers and other types of protected areas that may be platted on individual property owners’ lots.

The meeting will review these proposed changes, which will then go before Council for adoption. The public, especially residents owning property within 100 feet of Lakes Peachtree and Kedron, are encouraged to attend.

I think it is great the lakes will remain natural and the city is going to maintain the natural enviroment and enforce rules. The city has cart paths all around Lake Peachtree to stake their buffer lines it will be easy to start enforcing there. But I have an idea why don't they make paths so that the exhisting paths in Lake Kedron go all the way around the lake and mark true buffer areas. This will help residents know the boundaries.

I’d be willing to bet that anyone who’s bought a house got a property plat in there closing package.

Why should my tax money be used to notify people that are to lazy to read the information they’ve been provided?

No licensed Real Estate agent told a property owner that their property went all the way to Kedren lake.

This current situation was brought about by arrogant individuals who thought they could simply get away with something because know body was going to check.

You can bet the farm that if someone had built a fence near their property they would be able to find the iron pin, (IPF) on the plat stands for Iron Pin Found.

Personally I think the day the city starts fining these people, they’ll be able to find their property lines with little or no help.

PTC is filled with them. A friend of mine did not find out that the home he had a contract on was built in a flood plane until the day of closing. It was the mortgage company that informed him not the slime realtor.

When I first moved here I looked at a home built ontop of a natural spring.....I thought it was my dream home. Thank god I have a building inspector for a friend.

Bottom line is; if you are planning on buying a home in PTC....make sure you have a building inspector from outside of Fayette County look at it. Never, but never take a builders own building inspector's report,.....they are working for the builder.....NOT YOU!!!! They could care less what you get stuck with.

Get a realtor outside of Fayette County, you have a better chance of getting the truth about your property.

Bottom line is I bet most of those people on lake kedron had no idea that they weren't on lake front; and the realtors commission was riding on it.

they can be held accountable by the Professional Standards committee of the Board of Realtors they are a member of. Call the local Fayette Board of REALTORS, or the Georgia Association of REALTORS and find out if they are a member, or better yet, ask the agent if they are a REALTOR.

2ndly, what exactly is a "flood plane"? Are you referring to a float plane? Smiling

Most of PTC is a designated as a "flood plane" go to city hall and ask to see the map they use, and send to potential mortgage companies.
I think you will be as shocked as I was. Why anyone thought this was a good place for a city is unimaginable.

Flood Plain means the area into which a stream or river floods into when said tribitary floods.

Realtors are the biggest joke in the book. If you report one to their Board - what happens? Nothing. They are a bunch of crooks who protect their own. Their so-called ethics is also a joke. Those ethical rules are never obeyed, much less enforced. With the obvious exception of Jim Fulton, the Realtors that own the companies and supposedly control their agents are worse than the bottom feeder agents - some of whom make 6 figures by working for themselves - public be damned.

Home Inspectors and warranty companies offer kickbacks to the so-called independent agents to direct business their way. Think that works out to the benefit of the consumer?

Donna, your company is fairly good, but still has ethical challanges. Work on it please.

don't use a home inspector the realtor recommends because they won't find anything that may be a deal-breaker either.

about Home Inspectors, in the state of Georgia, they are not licensed, and their liability is limited by the amount of their fee. Per every agreement I've ever seen.

Do you have any concept how much it would cost to do what you said?
It is the resident's responsibility to mark their boundries or have it done if they need to do so.
The developers should have indicated in some permanent fashion where the owner's right of way was located and warned them not to further develop in the area surrounding the lake to keep trash and pollutants from washing into the water supply.
