lake houses

We livein Duluth,ga and are thinking of moving to p'tree city.We wanted one of the houses on lake kedron.How come the houses on the lake have stayed on the market for so long?Thanks for any advice..

Why are there so many unsold houses around Lake Kedron?

The real estate market in Fayette County is sluggish, as it is in many other places too. Many Fayette residents work or used to work for Delta Air Lines, and they are understandably cautious and a bit worried after taking pay cuts and seeing pension and other retirement benefits slashed. That affects the whole county's economy and the "mood" of the county. It's not yet spring, and the real estate market should pick up in a few weeks, when dogwoods are in bloom and parents think of relocating their children for the next school year.

You might expand your horizon a little bit by checking out ajchomefinder.com and homes with acreage, because there is still attractive lakefront property in the county.

The houses are way overpriced. The "lakefront" lots really are not. They have a huge buffer that prevents you from actually using the lake. In fact the city and county are being very aggressive now in pushing "lakefront" property owners out of the buffer. Things like lawn chairs, canoes and firepits are being confiscated and the owners fined. Sound like real lakefront to you? Carefully question your real estate agent and be sure she doesn't work for the developer if you want honest representation.

Real lakefront is on Lake Peachtree. On the west side of the lake you can have a boat, dock and freedom to use the lake. On the east side you can look at it, but there are several places to launch a boat.

You say the Kedron Lake front lots are not properly valued, . . well I will dare to question your information. So I went to the Fayette Tax Assessors office, which has an online version that is pretty cool.

Anyway, the land my house sits on Lake Kedron is valued at 225k. Thats just the land. No matter that 2 of the last 4 years we had no lake, but more like a big puddle to look at. Or that we have no rights to build a dock, or put a boat out on the lake.

Now Lake Peachtree City's west side, now there is some cheap property. Their land is valued at 150k. I guess its less expensive because of all of the boats and docks on the waterline. And the fact that Lake Kedron is used to keep Peachtree Lake full makes my property more valuable. I mean who would want to have a FULL lake everyyear. Or to have a dock that I could sit on and just meditate. Or God Forbide an electric boat or canoe that I could slip into the water whenever I have a few minutes of spare time.

I just wonder if you know what you are talking about, because if the Fayette County Tax Assessors' office thinks my un-usable lake front land is more valuable than usable Lake Peachtree lake front property, then something is definetly wrong with your opinion. I've never known Government to get it wrong.

You may want to sell your house to the assesor because in the real real estate market no residential lot anywhere in Peachtree City is worth that much. Maybe someday, but for now the county is just puffing your ego and collecting your tax dollars.
