PTC blocks Wieland’s plan for 335 townhomesTue, 01/09/2007 - 4:55pm

A developer’s plan to put 335 townhomes on an 89-acre tract in the city’s West Village has been derailed by the Peachtree City Council. Council voted Thursday night 4-1 to deny a request from John Wieland Homes to lift the city’s multi-family housing moratorium. That prevents Wieland from working with city staff and the planning commission on the project, ultimately quashing the company’s plan to build townhomes there. While the move prevents a multi-family rezoning for this specific 89-acre tract, it doesn’t preclude such a rezoning for the adjacent tract that may be annexed into the city. The moratorium can be lifted only for a specific piece of property and not for the city as a whole. Wieland also could seek a different residential zoning for the property. It is currently zoned for industrial use. Councilman Steve Boone issued the lone vote against the motion to deny a repeal of the moratorium, though he had previously noted that he had density concerns about the project and how it would affect city services. Had council approved lifting the moratorium, a second vote would have been necessary at a later date to approve or deny the rezoning. Minutes before the vote, Wieland Vice President Dan Fields said the company would be willing to reduce the number of units somewhat. He also said the starting price point for units would be “the mid twos”, and a similar townhome project in the Centennial neighborhood was successful. Councilwoman Judi-ann Rutherford pointed out that townhomes in Lexington Circle, on the far east side of Peachtree City, weren’t selling well. Mayor Harold Logsdon said he didn’t want the change to cause the entire project, including the two annexations proposed by Wieland and Levitt and Sons, to be forced back into the regional review process. Fields noted that the density of the townhome parcel combined with the company’s annexation proposal would be 1.73 units per acre. login to post comments |
