PTC blocks Wieland’s plan for 335 townhomes

A developer’s plan to put 335 townhomes on an 89-acre tract in the city’s West Village has been derailed by the Peachtree City Council.

Council voted Thursday night 4-1 to deny a request from John Wieland Homes to lift the city’s multi-family housing moratorium. That prevents Wieland from working with city staff and the planning commission on the project, ultimately quashing the company’s plan to build townhomes there.

While the move prevents a multi-family rezoning for this specific 89-acre tract, it doesn’t preclude such a rezoning for the adjacent tract that may be annexed into the city. The moratorium can be lifted only for a specific piece of property and not for the city as a whole.

Wieland also could seek a different residential zoning for the property. It is currently zoned for industrial use.

Councilman Steve Boone issued the lone vote against the motion to deny a repeal of the moratorium, though he had previously noted that he had density concerns about the project and how it would affect city services.

Had council approved lifting the moratorium, a second vote would have been necessary at a later date to approve or deny the rezoning.

Minutes before the vote, Wieland Vice President Dan Fields said the company would be willing to reduce the number of units somewhat. He also said the starting price point for units would be “the mid twos”, and a similar townhome project in the Centennial neighborhood was successful.

Councilwoman Judi-ann Rutherford pointed out that townhomes in Lexington Circle, on the far east side of Peachtree City, weren’t selling well.

Mayor Harold Logsdon said he didn’t want the change to cause the entire project, including the two annexations proposed by Wieland and Levitt and Sons, to be forced back into the regional review process.

Fields noted that the density of the townhome parcel combined with the company’s annexation proposal would be 1.73 units per acre.

Steve Boone's "aye" vote in favor for what amounts to almost 4 townhouses per acre shows a reckless disregard for our community. Wasn't this the guy who ran on a quality growth campaign? Didn't he say he wanted to uphold Peachtree City's development standards?

I've been told that Boone is the mayor's lap dog, but even the mayor couldn't vote in favor of this stinker. Boone's support of TDK is even more wacky because he can't give you a single positive reason for building the "Road to Devastation."

His votes make no sense at all which is reason to worry. We need to get full disclosure on whether the councilman has a business relationship with any of the development interests.

Steve Rapson didn't support TDK. Steve Rapson always voted against large, problem causing multi-family projects. Steve Rapson opposed big box blight. We made a huge mistake putting Boone in office.

Steve Boone is pro-high density housing, pro-traffic congestion, pro-big box development and anti-Peachtree City standards. He should have ran for the city council in Riverdale.

Great points in regards to this joker as an elected offical except you left out his dislike for public safety. Wonder what his reason for that is. Maybe someone needs to do some research to find out. Rapson may have been a lot of things but he wanted to keep this community safe from crime and drunk drivers.

This is the first useful vote of the city council for 2007. There are still way too many homes in the plan.

Hopefully TDK and the big box stores will also end up in the trash bin this year to complete our New Year's resolution of ending the destruction of Peachtree City.

I agree! A great day for Fayette County and PTC. Much better than Tyrone. The Mayor of Tyrone crumbled and broke a tie Council vote to allow Weiland to build 2 houses on a 1 acre lots despite Tyrone's ordinance to limit building to one acre lots. There is hope yet!

This guy looks like a Muppet that was washed in the washing machine on the hot water cycle by accident. Gee I wonder if he wants to build all of those next to his house. Hey you know that new train track that the Mayor and Council did not know was being built, run this guy out of town on the next train trough Peachdale.
