Developers want PTC land for new shopping center

A commercial developer seeking to acquire a 6.6 acre tract owned by Peachtree City along Ga. Highway 54 West said Thursday the parcel is worth roughly $2.45 million based on the purchase price he recently paid for one parcel next door.

Doug McMurrain of Capital City Development said both his company and Flexxon Operating own parcels on either side of the city tract, and they want to acquire the city parcel so all the tracts can be developed as one complex.

The sites are on the south side of Hwy. 54 between Line Creek and Planterra Ridge subdivision.

McMurrain said Kohl’s Department Store is one of the stores contemplated for the development, called McIntosh Village South. Also on the draft schematic plan is a 135,000-square-foot “warehouse club” which would also be a good fit, McMurrain said.

McMurrain was previously involved with the development of the tracts on the north side of Hwy. 54 that resulted in the Wal-Mart-Home Depot-Best Buy retail centers.

Because the entire development would be larger than 150,000 square feet, developers must seek a special use permit from the City Council since the size would violate the city’s big box ordinance.

Flexxon and Capital City have proposed a land swap with the city although no specific tracts of land have been offered. City Attorney Ted Meeker said the city can accept more than one tract of land in return as long as the total value is equal to or greater than the value of the city-owned tract, which currently leads to the Line Creek Nature Area.

If the city were to sell the property, it would have to go up for bid, Meeker said.

Flexxon owns a parcel that includes part of the northern tip of the lake at the nature area, and the company is willing to swap that land, McMurrain said. But a representative for Flexxon said the company is proceeding forward with its development plans and would need an answer soon about the land swap.

The companies have projected that the development would bring an estimated $797,000 in property and sales taxes to Peachtree City if McIntosh Village South is built as proposed.

Councilman Stuart Kourajian said he’s not necessarily interested in selling the parcel but he would entertain an idea to swap it for other land. He added that he was concerned about the potential for a lot of traffic especially because of the regional draw of the warehouse club store.

McMurrain said there is a competing development pending almost just across the county line in Coweta that would also significantly impact traffic along the highway.

Mayor Harold Logsdon noted that the land the city would receive in a swap must be land the city wants.

Councilwoman Judi-ann Rutherford said she liked the idea of the development being done by a partnership of developers. She noted that a mixed-use project on the city’s east side, Lexington Circle, has floundered because several property owners involved haven’t been able to work together.

No action was taken at the meeting.

Does anyone else remember the old Peachtree City Development Corp. ads about Peachtree City from 20 years ago? They were full of young couples with little kiddies flying kites. The text in those ads said we were different and a great place to get away from the hassles the other parts of metro Atlanta had.

Times and attitudes have sure changed from those days. Violent crime, growing traffic and the natural beauty being hacked back to make way for Coweta's efforts.

Do we really want more big boxes in PTC? If the warehouse club is affiliated with WalMart no thank you. If we approve this big box it means we are supporting WalMarts treatment of their employees. Do any of you have any idea how many law suits WalMart has pending for their labor practices? Lets hope our council would never approve a varience for that organization. Not to mention, WalMart has landed more foriegn workers in Bentonville Arkansas than Tyson has chickens.

Here's our chance to see exactly who is for and who is against big box development. This deal has not been in the works for years, it's a simple open and shut case of whether or not our City will cave and swap the entrance to the nature preserve in order to enable a costco or sams to come here. The nature preserve will be full of parking lot runoff and Taco Bell wrappers. I amy be wrong, it may be a Wendy's and not Taco Bell. I guarantee this will go through - the view is still a little too green over there, those trees have got to go!

I personally wouldn't shop at a Sams, not because of labor problems but because I went on a free pass they mailed me when they opened in Newnan and they weren't any cheaper than sales at Kroger, plus you had to get the big packages. So thanks but no thanks.

You are right, these damn things need to be built near "The Estates", somewhere. This council can change the zoning to do that. Lot more room there.

Where exactly is the Sams in Newnan? I don't believe there is one.

2ndly, Sams and Kohls in Peachtree City do not excite me one bit. If you agree, let our Council know your feelings.

From PTC, go down Lower Fayetteville Rd, pass the scenic rural views. When it starts to get ugly, turn right at the traffic light. It's in the front third of that big mess between Lower Fayetteville Rd. and hwy 34, before you get to the Target/Old Navy part of the shopping center. I don't know if you can still see it from the main road, there is a gas station in front of it though. I think it was Sams, maybe BJs or something else? Big ugly warehouse with giant size boxes of barely discounted name brand items. Yuck.

I can't believe anyone actually wants that here.

I'm surprised Sams and Costco haven't built on the I-85 South Corridor already. I know exactly where BJ's is. I think it's just as easy to stay on 34 and take a left at Chic-Fil-A. That way you don't drive through other's residential areas. They have plenty of traffic as it is.

All in all, I think Newnan has done a fairly admirable job of building some pretty good 4 lanes in that area. The interstate/population combination is going to bring growth. I would rather see Sams/Costco built closer to the Interstate. Just my opinion.
