TDK Extension deal down to paying for 2 golf holesTue, 10/24/2006 - 4:36pm

The complicated real estate transaction that will allow TDK Boulevard to extend into Coweta County and create a larger runway safety area at Falcon Field is nearly complete. The last remaining detail to work out is between the Peachtree City Airport Authority and Sequoia Golf, the company that owns Planterra Ridge Golf Club, according to Airport Manager John Crosby. The authority needs the land from two golf holes to expand its safety area north of the airport. That acquisition in turn will provide the right-of-way property needed to loop the TDK road path around the new airport land. The remaining negotiations involve how much the airport authority will reimburse the golf club for the physical relocation of the golf holes on land that the authority is purchasing from a third party: Peachtree City Holdings, a subsidiary of Pathway Communities. “We’re very close to an agreement,” Crosby said Tuesday morning. None of the real estate closings have yet taken place, as they are on hold pending the resolution of this final issue, Crosby noted. Last month, Mayor Harold Logsdon revealed that Pathway Communities insisted on having an assurance that the TDK Extension would be built to the property line of a parcel it owns that is currently landlocked. Without that assurance Pathway threatened to pull out of the deal, officials said. That Pathway parcel would also be adjacent to the southern portion of the proposed Lake McIntosh water reservoir that Fayette County plans to build. All of the permits have been approved for the lake, but the final go-ahead is caught up in the “water wars” lawsuit between Georgia, Alabama and Florida, officials have said. The TDK Extension will be built as a two-lane road, with the path looping around the new airport property. A previous design of the road path showed the road passing immediately next to the airport fence on the north side, which raised a red flag with aviation officials worried about large vehicles intruding into the runway safety area and perhaps the flight path at Falcon Field. The runway safety area gives a buffer on takeoffs and landings in case of a mishap, officials said. The deal will include a stipulation that the authority cannot take possession of the necessary golf holes until the new golf holes are ready to play on, officials said. That could delay the start of construction for TDK by a year or so, but officials have said they can start fairly quickly on construction of the bridge that will span Line Creek. login to post comments |
