Sharpsburg / Pathways Community Mtg

Issues presented to the re-zoning meeting held at the Sharpsburg Community Center 11 Sep 06:

1. There was no clear definitive answer to the sewage plan. Heard a lot about the physical look, but it was always “we have a plan” It would be better to explain the process, risks involved, and benefits to the plan. This explanation needs to be in terms that all at the meeting can understand. Would also like to have the locations of similar sewage facilities using the same technology and same size, Also, where is the additional usable potable water coming from to support the subdivision, another well? If so who is responsible for the digging of that well?

2. With the increase of the population resulting from the approval of this subdivision, what are the effects to the schools, pets, traffic flow, and community services. What we heard was only half of the story, what about the other growth in the community. This is only one subdivision which affects several schools. Was the increase of the surrounding are considered in the report as to increase in schools/road/water usage? Also, are all of those reports available to review? The paper stated that land will be donated for additional schools, but …. It hasn’t as of yet. Any consideration given to future donations should be removed from any report.

3. In the numerous answers that were given last night, several answers were relaying on services from other state and local services. For example, better improvements in the roads surrounding the subdivision. Have those improvements been approved? Where are they? What others affects were initially given for any new roads/intersections. For example, was the intersection at 54 and Bob Willis Rd already going to be increase without the increased traffic from this subdivision. If it was then that study is invalid and the recommendations should not be part of the growth plan. They said the same thing on the north side of Atlanta, and they have a tremendous problem with traffic flow. With an increase of an expected 1500 (+) cars initially and the potential growth after that I think the city and your planning has failed to take into the traffic flow problems in the near future and long term affects of traffic.

4. Property taxes for this improvement were represented as the sales of the houses will take care of that. But what about the long term effects on property taxes.

5. What is the quality of the “gray” non-potable water? The construction program manager stated the water will be available to the residents of the community, but what is the cost of tapping into that water line per household?

6. Enforcement of building codes and construction regulations. Who is responsible to enforce those codes. Will there be a need to increase building inspectors for Sharpsburg? What about the construction debris. Your construction PM stated that the lots will be sold to individual builders who sub-contract that work out. But who does the individual who witnesses a violation report these violations to? What are the rules in code violations? What are your standards? Will the police be able to handle the increase in traffic in the subdivision?

7. How are you going to protect that “old town feel”. What I saw last night were numerous Pathways Community personnel who don’t live in Sharpsburg who have only the financial gains to make in this community. They don’t live, eat, or sleep in the community, and I don’t think any of them have even bought gas in our little community. After sleeping on it, I started to think about the word “carpet baggers” after the civil war.

8. What is the effect on Sharpsburg with the increase of 750 new homes? With my simple addition, that means an increase of 3,000+ people and 1,500+ cars. How is that going to affect Police, Fire, Ambulance Services and City Administration? What are the numbers that will needed to be increased to support that growth? What is the affect long-term?

9. Assisted Living Area, what is the quality of air for our “aged population” in that area.

This must be God trying to tell us something: The hearing for the first massive development off of TDK is held on 9-11-06.
