When he created The Parks of Olmsted, builder David Lindsey was inspired by the peaceful settings, graceful curving roads and picturesque vistas created by the venerable landscape architect Frederick Law Olmsted. The master plan for The Parks of Olmsted was carefully designed to take advantage of the natural beauty of the land, creating attractive wooded home sites, winding tree-lined streets, parks, sidewalks and walking trails scattered throughout the community and along the shores of the 100-acre Lake Roquemore. When completed, The Parks at Olmsted will have 250 homes in a variety of individual “park” neighborhoods, each with its own distinctive lifestyle and community theme and each named after one of the great neighborhoods designed by or inspired by Frederick Law Olmsted. Completed homes are now available at the first three neighborhoods: Avondale, Fenway and Biltmore, and home sites are available at The Vanderbilt Pointe, the most luxurious neighborhood to date. The Coweta County community offers resort-style living with an amenity package that includes a swimming pool, a state-of-the-art playground, a basketball court, a 2,000-square foot clubhouse with a full kitchen, a sound system and seating for more than 100 people. A picnic area, pavilion and dock on the lake are planned for the near future. The first neighborhoods at The Parks of Olmsted include Avondale, 52 homes priced from the $180,000s to the low $200,000s on lots of one-third acre or more; Fenway, a 10-home neighborhood on one-quarter acre lots with prices from the low $200,000s to the $250,000s, and Biltmore with 43 homes on one-third to one-half acre lots and priced from the mid-$200,000s to the low $300,000s. Many of the home sites at The Vanderbilt Pointe are on waterfront lots. The 28 homes in that neighborhood are priced from the $300,000s to the mid-$400,000s. The homes include architectural elements typically found in much higher priced homes including volume ceilings, plant shelves, circle-top windows, open balconies, columns, crown molding, chair rail and leaded glass front doors. Gourmet kitchens with wooden cabinets with raised panel doors and stainless steel appliances, master baths with marble tubs and showers and designer ceramic tile, and distinctive exteriors are other features. The homes are prewired for security system and high-speed Internet access and multi-media services. All of the homes are built using solid construction techniques including 16-inch on center framing, energy efficient insulation, double pane windows and insulated doors. The Parks at Olmsted features sidewalks, turn-of-the-century streetlights, walking trails connecting neighborhoods and underground utilities. The mile-long Vanderbilt Parkway through the community has pedestrian paths running from Mary Freeman Road to Poplar Road. In the future, neighborhood children will be able to walk to an elementary school now under construction on property adjacent to the community.
