Would allow commercial use for office complex

The owner of an office development underway just south of Peachtree City wants to be annexed into the city limits.

The Starr’s Mill Professional Center on Ga. Highway 74 south is already partially under construction according to county development guidelines, but the owners are seeking a limited use commercial zoning for the property, according to the annexation request that has been filed with the city.

The annexation request has not yet been officially accepted by city officials, as it must first be reviewed to see if it is complete, according to spokesperson Betsy Tyler. Then the matter will be scheduled for a hearing before the City Council, which will determine if the proposal can be further investigated by city staff or discarded entirely.

The 13-acre site is actually three parcels, the largest two being indicated for office use on the county’s land use plan; the latter, less than an acre, is planned for agricultural-residential development. The site extends along Ga. Highway 74 from an area south of the county’s animal shelter all the way to Redwine Road.

The proposal from Group VI and Starr’s Mill Professional Center caps the total amount of buildings to be no more than 100,000 square feet, with each building ranging between 15,000 and 30,000 square feet and built with brick and metal. The buildings will be located to maximize the view of Peeples Lake and surrounding greenspace, the developer has indicated.

There will be limited curb cuts for the property, which also abuts Redwine Road in addition to Hwy. 74, and strip-type commercial development will be discouraged, according to the application.
