A request to consider rezoning a 7-plus acre parcel from general commercial to multi-family has been denied by the Peachtree City Council.

The developer wanted to build townhomes at the intersection of Petrol Point and Tivoli Gardens on a heavily-wooded tract located behind the Robinson Woods Estates subdivision.

Developer Gene Weatherup told Council Thursday that the townhomes would be designed for older adults, complete with private elevators to navigate the mostly three-story house plans. They would be sold, not rented, with prices ranging from $375,000 to $475,000, Weatherup said.

Also, Weatherup wanted to design the townhomes in clusters of three or four so they could appear as if they were one large-sized house, he said. Weatherup said the initial plan to put 28 units on the property would likely have to be reduced by a few because the initial figure was based on a preliminary engineering report.

The buildings would have featured concrete walls designed to have a four-hour fire rating, Weatherup said.

The city’s land use plan calls for the property to be developed in the future for an office use.

The motion to deny lifting the city’s multi-family zoning moratorium was unanimous. Some concern was cited about setting a precedent in having to lift the moratorium for other similar projects.

The parcel is owned by Pathway Communities, the company which is responsible for developing the lion’s share of the city.
