The Target store at Fayette Pavilion is looking to move up in square footage. Fayetteville Planning and Zoning Commission May 9 heard a presentation of the development plans and a variance request that would add more than 9,000 square feet of mostly office space while decreasing the number of parking spaces. Target representatives were instructed to bring position letters from neighboring businesses and the Fayette Pavilion owner to the May 23 regular session.

Currently totaling 116,000 square feet, Target wants to add another 9,230 square feet along the front of the building, expanding it toward the parking lot. The extension into that area will involve reconfiguring the drive aisle and removing some of the parking, Planning and Zoning Director Eldridge Gunn said in a May 5 memo.

If approved as presented, the project would eliminate some parking on the building’s east side. Target is proposing to redesign cornices, add new windows to the office and food areas and additional brick work.

The retailer also requested a variance to decrease the required number of parking spaces. A total of 629 parking spaces are required for a 125,730 square-foot building, the size Target is proposing. The variance request asks for 534 spaces, a decrease of 95. Of those, approximately 70 would be in front of the store with the remainder along the east side of the building.

Planning and Zoning commissioners instructed Target to return to the May 23 regular session and provide input letters about the request from the Pavilion owner and neighboring businesses.
