Villages at LaFayette Park
With the completion of the first Estate homes and construction about to start on the retail section, The Villages of LaFayette Park is well on the way to becoming the vibrant mixed-use development envisioned by the developers. Located just a short walk from the historic Fayetteville town square, the award-winning community features homes in a variety of price ranges, a first-rate amenity package, green space and parks as well as commercial and office space.

The community received the Exceptional Merit Award for Development Design in the Expansion of Town Center from the Atlanta Regional Commission and was recognized as the Best Planned Unit Development by the City of Fayetteville.
The 110-acre development is three blocks west of the Old Courthouse Square in Fayetteville and bordered by Ga. Highway 54 on the south and the Fayette County High School complex on the north.Visiting The Villages of LaFayette Park is almost like stepping back in time to an old-fashioned neighborhood where everybody knows everybody else.

The new home community recaptures the charm of Atlanta’s older communities with winding tree-lined streets and sidewalks leading to lush green parks. The homes are late 19th and early 20th century styles with big iced tea front porches, exterior trim and vintage interior features like transoms, built-ins with leaded glass doors, wainscoting, crown molding, chair rail, and hardwood floors. Many of the homes have garages in the back with access through an alleyway, creating a more attractive streetscape.

When completed, The Villages of LaFayette Park will have a total of 203 homes constructed by a carefully selected team of builders. Housing opportunities include Village homes on the smallest single-family lots, Cottage Homes on slightly larger lots and Estate Homes on lots of a half-acre or more. The 22 Estate Homes are being constructed by five highly regarded local homebuilding firms, Tyler Madison Homes, Millennium Builders, Inc., Brad Humber Construction, Wood Properties, and Mike Reid Homes. These homes have Southern vernacular exterior styles and upscale interior features such as hardwood flooring, custom cabinets with granite countertops, spa baths with tile showers. Many of them have full terrace levels, some with finished rooms. Prices start in the high-$300,000s.

Village and Cottage homes are on smaller, interior lots and are Craftsman style with low-maintenance concrete-based sidings and brick or stone accents and interior features that include solid surface and granite countertops, stained and leaded glass, hardwood floors and open kitchens. The Village and Cottage builder team includes Ravin Homes, Ray Wright Homes, Mike Harrell and Associates, and Chris Dixon and Associates. The 30 townhomes, built by Chris Dixon and Associates, have all been sold. The community’s amenities package includes a junior Olympic swimming pool with a water mushroom and a trellis area to shade parents while their children splash in the pool, a playground and a community gazebo.

The 2,000-seat Villages Amphitheater, a multi-use venue which hosts nationally know musical acts and local entertainment is on the property. The amphitheater is owned by the Fayetteville Downtown Development Authority and managed by Fayetteville Downtown Tourism Association. The community is adjacent to Fayette County High School complex, giving some residents a ringside seat for the football and soccer games.

When completed, the community will have a major hotel and a commercial area with restaurants, boutiques, coffee shops and a market, all within walking distance. A major hotel on the property is scheduled to open this spring. A wide brick-paved promenade will lead from the community to the commercial area and downtown Fayetteville.
