More homes planned for Fairburn

A revised preliminary plat for Pine Valley subdivision in Fairburn got a recommendation for approval from the city’s Planning & Zoning Commission May 2. The Pine Street development was approved for 13 lots situated on 8.02 acres.

As approved by commissioners, the minimum lot size will be 14,520 square feet with a minimum house size of 1,400 square feet. The development is located at the end of Pine Street and backs up to Shannon Chase subdivision. Primary access for the subdivision will be Fayetteville Road. The preliminary site plan shows Pine Street being extended a short distance to the south and east and forming cul-de-sacs in both locations.

The revised preliminary plat was approved contingent on several conditions. Among those were the requirements that the exteriors of all homes will have 25 percent stucco, brick, stone or other masonry material, that Pine Street be paved to Fayetteville Road according to city standards and that the sidewalk extend to the right-of-way at Fayetteville Road.

Though the original preliminary plat for the subdivision was approved in November 2003, the developer did not secure final Plat approval within the specified 180-day period. The original approval called for 16 lots, but changes in the city’s subdivision and land development regulations along with new state regulations reduced the development to 13 lots.
