Peachtree City digs into uncharted wastewater territory with its decision last week to approve a 63-home subdivision just south of the Peachtree City limits to receive city-owned sewer service.

It’s the first time since the city bought developer-owned Georgia Utilities Co. in the mid-1990s that sewer service has been approved for a private, out-of-city residential development not connected with the original sewer system purchase contract.

The subdivision will be developed by Scarbrough and Rolader Development of Fayetteville. Only 87 acres will be developed; the remaining 131 acres will be set aside for conservation use.

In particular, 31 of the greenspace acres will protect parts of Camp and Whitewater creeks that flow on the property.

The property is just north of the Starr’s Mill school complex, and school officials have agreed to an easement that will allow the subdivision to tap onto a sewer lift station on the school property.

The number of lots in the subdivision will remain the same regardless of whether the sewer connection is approved, Rolader said.

The proposal has not yet been approved by the Fayette County Commission, which also must sign off on the concept because of county regulations against the extension of sewer service to unincorporated areas.

Although extension of sewer service to the nearby Chimneys subdivision was done as part of the sales contract for the city’s sewer system, the city also extended sewer service beyond the northern city limits to service the new Dogwood Church, formerly known as Braelinn Baptist Church, officials said. The church lies within Tyrone, just north of the Peachtree City limits.

However, the county was not involved in that decision because the sewer line extended from Peachtree City directly into Tyrone, without touching any unincorporated county land.

The county last November vetoed a request for Peachtree City sewer service for Heritage Christian Church, located just southeast of the city.
