PTC recommends denial of 74S annexation

Planning Commission to discuss Hwy. 74S proposal tonight

A proposal to annex 18 acres into Peachtree City’s southside to enable a sewer connection for a shopping center will be discussed tonight by the Peachtree City Planning Commission.

City planning staff is recommending the annexation be denied, in part due to concerns the sewer service would be “enabling” a retail development that was initially opposed by the city in 2000 prior to it being approved by the Fayette County Commission in a rezoning action.

The property is approved for 111,400 square feet of retail and office space, another 41,700 sq. ft. of office space and another 24,100 sq. ft. of retail space on five outparcels along Ga. Highway 74.

A memo from Interim Community Development Director David Rast also notes a concern that developer Southern Pines Plantation is not bound to the initially approved site plan submitted to the county.

The commission has power to recommend actions to the Peachtree City Council, which has the final say on all annexation and zoning matters.

Southern Pines Plantation wants 3.86 acres to be annexed and rezoned for office use. Doing so would allow SPP’s entire shopping center/office complex to be connected to city sewer service.

The remaining 14-plus acres would be rezoned for open space and donated to the city for a future expansion of the adjacent Meade Field recreation complex.
Without the sewer system, SPP will have to go forward with its own septic system instead.
