F'ville P&Z to hear medical-related requests

Anything relating to business development in Fayetteville has been practically non-existent in the past year due to the recession. But the city’s Planning & Zoning Commission is expected to hear two small proposals at its Nov. 10 work session.

Advanced Care Transportation is requesting a special exception to operate a non-emergency transport service in an existing 2,000 square-foot building at 485 South Jeff Davis Drive.

A special exception for the service is required in the C-3 (Highway Commercial) zoning district.

Planner Linwood Robinson said the proposed business operation would include the transport of patients from their residence to doctor visits and other medically related appointments.

The non-emergency service would involve the transport of patients by stretcher and those walking under their own power. The transport units or ambulances would be dispatched to a customer residence or medical facility to provide service.

The subject site would be utilized primarily as an office location for the business. There would be no solicitation of business or walk-in traffic.

Transport business hours would be 8:30 a.m. until 6:30 p.m., with three or four ambulances parked on the property, Robinson said.

City staff is awaiting additional information before making a recommendation on the request, Robinson said.

The second proposal, by JDM Medical Enterprises, is requesting a variance to expand the existing parking lot in the rear of the professional building located at 320 North Jeff Davis Drive.

The applicant is seeking permission to extend the length of 10 of these spaces approximately ten feet at the western portion of the lot to help provide ample space for vehicular circulation on site, Robinson said, adding that JDM would not be adding to the number of parking spaces currently on the lot.

City staff recommend approval contingent on JDM meeting three conditions.
