Coweta County, like the remainder of the United States, is in a recession. But three public hearings scheduled for Nov. 12 include rezoning requests that could to lead to commercial and residential proposals that look more like the good old days of a couple of years ago. Two of the proposals, referred to as Neely Pond at Johnson Crossroads, are situated adjacent to each other on the west side of Ga. Highway 16 at the intersection with Ga. Highway 54. The proposal for commercial use is situated on 55.15 acres and zoned Rural Conversation (RC). The request would have the property rezoned to Commercial Major Shopping Center (C-7). The request was submitted by Thompson Lewis/Oakhall Properties, LLC. Bordering Hwy. 16 is the proposal for a 170,000 square-foot shopping center that would be anchored by a 90,000 square-foot grocery store. Nine additional buildings ranging from 5,000-10,000 square feet would provide space for other retail shops, a restaurant, a drive-thru fast food operation, an auto parts store and a convenience store with gas pumps. Concerning the second Neely Pond proposal, the northeast corner of the 130.7-acre residential area is planned to connect to the southwest corner of the commercial area by a roadway and greenspace. Plans call for 208 single-family homes with 1.8 units per acre. A minimum of 50 percent of the lots will abut or face greenspace, according to the concept plan. The concept plan notes 18.5 acres of primary open space and 27.74 acres of secondary open space. The plan also includes an 8.09-acre pond, an amenity area with a swimming pool and, on the northwest corner of the development, a municipal sewer system. The property is currently zoned RC with the request by Oakhall Properties, LLC, Thompson & Charlotte S. Lewis, Frank L. Neely, Jr. & John O. Neely to be rezoned as Single Family Residential Infill-Medium Density (RI-B). The third public hearing on Nov. 12 will be for a rezoning request by John Michael and Judy Cunningham on 38.11 acre situated on the northwest side of Ga. Highway 154 and Lower Fayetteville Road. The stated purpose of the rezoning would be to locate a 90,000 square-foot grocery store at the anchor. The westernmost portion of the property would expand the current nursery business and add public storage facilities. The property is currently zoned RC with a request to rezone 17.33 acres to C-7 and 20.78 acres to C-8 Heavy Commercial District for gasoline sales, carwash, automotive service, public storage and continued nursery operations along Lower Fayetteville Road.
