Commission approves McIntosh Village treatment plant

Coweta County commissioners Jan. 20 approved what will be the initial project for the 1,558-acre McIntosh Village development. The board unanimously approved a rezoning request for construction of the community’s wastewater treatment facility that will handle 1 million gallons per day. The 74.42-acre site is situated on the east side of the development. It is adjacent to the Fayette County line and borders the northwest side of Senoia.

“This was part of the zoning for McIntosh Village. Part of the development agreement was the construction of the wastewater treatment facility,” Reese told commissioners at the meeting last week. “It will be able to treat up to a total capacity of 1 million gallons. The water will be re-use quality for things like lawns and golf courses. We will discharge into Line Creek if we get a permit.”

Responding to a question from commissioners, Reese said the development would include approximately 3,000 single-family homes, 600,000 square feet of retail and 119,000 square feet of office space.

The approval effectively rezones the 74-acre site from NC (New Community) to NC-SUP (New Community with a Special Use Permit). The conceptual site plan shows a 150-foot buffer surrounding the perimeter of the property. A tributary traverses the property with a 100-foot stream buffer. The spray field areas totals 34 acres and are divided by the tributary. A 3.75 million gallon holding pond and a .75 million gallon reject pond are situated on the northeast portion of the property near the water pollution control plant building and sludge de-watering building, according to a November 2008 memo from Coweta Director of Planning Rober Tolleson.

The approval by commissioners came with a number of conditions requested by the county’s Planning & Zoning Department.

The 1,558-acre McIntosh Village development was approved by commissioners in April 2007 for a maximum of 3,164 residential units. The project is proposed with a town center of 169 acres with 600,000 square feet of commercial space, 119,500 square feet of office space and 164 loft residential units. The plan sets aside 390 acres of open space throughout the residential neighborhoods and the town center. The development will be linked by greenways with hard-surfaced trails. Also included in the project is 80 acres for parks and other amenities, 25 acres for a school, 25 acres for a church, 14 acres for Vernon Hunter Parkway and 74 acres for the wastewater treatment facility and spray fields, Tolleson said.
