Small development okayed at Fischer Road and Hwy. 34

Coweta County Commission Jan. 20 gave unanimous approval to a rezoning request for a commercial development on 9.067 acres at Ga. Highway 34 and Fischer Road. Only 1.25 acres on the site are suitable for development. The property is located just west of the northwest corner of Fischer Road and Ga. Highway 34 and is adjacent to the 800,000 square-foot Fischer Crossing commercial development already approved by the commission in June.

Applicant Michael Baggarly had originally requested a rezoning from RC (Rural Conservation) to C-7 (Commercial Major Shopping District), though project representative Melissa Griffiths said they were willing to accept the C-6 (Commercial Minor Shopping District) zoning recommended by county staff. She said the only reason they had requested the C-7 designation was so an access drive could link their site to Scott Seymour’s Fischer Crossing development. County staff indicated that the access drive would also be allowed under C-6 zoning. The conceptual site plan for the project shows a single commercial building of approximately 4,834 square feet.

District 4 Commissioner Rodney Brooks asked if sewer would be present on the site. He was told an agreement exists between the Baggarly family and Scott Seymour for sewer service to be provide through the Fischer Crossing commercial development.

The approval by commissioners came with 13 conditions recommended by the county’s Planning Department.

Scott Seymour said Thursday that the first closing for Fischer Crossing should be completed in February.

“From there we’ll be pushing dirt again,” he said.
