Height changes to be discussed

Council, planners to ponder tweaks to commercial zoning rules

Peachtree City’s City Council and Planning Commission will have a joint workshop Tuesday night to discuss changes to the city’s commercial and open space zoning ordinances.

The meeting is scheduled for 6:30 p.m. at City Hall.

The proposed changes cover both the general commercial and limited use commercial zoning categories. The most significant change would restrict all buildings to a maximum height of 35 feet in general commercial districts, while in limited use commercial the maximum size would be 60 feet.

The caveat for height in the LUC district is that it must be reviewed by city staff, the fire marshal and the city building official.

Other changes to the GC and LUC districts include the creation of a 75 foot undisturbed buffer along adjoining property that’s zoned for residential use. Also, side and rear setbacks would be set at 10 feet, providing a minimum of 20 feet between buildings, parking areas or drive aisles.

The change to the open space designation would actually separate those zonings into two different categories: one for publicly-owned land and the other for land being held for conservation purposes.

An example of land that would possibly be categorized open space-public include city buildings such as City Hall and the Library along with publicly-used buildings such as churches. The conservation label would be applied to properties such as city parks and greenbelts.
