Commissioners discuss revamping Tyrone development districtsFri, 10/10/2008 - 2:37pm

Tyrone’s Planning Commission made a move Thursday to potentially adjust three overlapping development district boundaries currently on the books. The outcome of the Oct. 9 work session was designed to solve the issue of the overlapping boundaries of the Main Street District and Traditional Residential area included in the town’s Comprehensive Plan and the Town Center District included in the zoning ordinance. Currently under consideration is a proposal to do away with the Main Street District by wrapping it into and expanding the Town Center District while squaring off and expanding the Traditional Residential area. Though still in the discussion phase, commissioners followed the recommendation of Town Manager Chris Venice in September that the three partially overlapping development districts should be reviewed. The bulk of the discussion involved the significant overlap of the Main Street District identified as a land use in the Comprehensive Plan and the Town Center District that largely concerned architectural guidelines rather than types of use. As they current exist, the Main Street District includes an area along Senoia Road north of Lynnwood Avenue and extending to the Ga. Highway 74 underpass. The district is a patchwork of parcels generally on the east side of the street from Lynnwood to Brentwood and generally on the north side of Senoia Road from Brentwood to the underpass. A portion of the district exists east of Senoia Road around the Tyrone Road/Hwy. 74 area. The current Town Center District is in the shape of a triangle, beginning at Byewood Lane and running just west of Senoia Road/Arrowood Road and up to Swanson Road on the west, continuing north of and parallel to Palmetto Road down to Senoia Road and then south along the railroad right-of-way and back to Byewood Lane/Valleywood Road. Commissioners considered recommending that the district be expanded in the shape of a rectangle, having the north side of the district extended along Swanson Road to Hwy. 74, south along Hwy. 74 to the latitude of Valleywood Road, then west to Valleywood and Byewood, then north along Senoia Road/Arrowood Road and ending at Swanson. Commissioners tentatively agreed to continue discussions aimed at recommending to the town council that they do away with the term “Main Street District” and have the area be considered a part of the larger Town Center District. The only portion of the Main Street District not currently included in the Town Center District is situated on either side of Tyrone Road between Senoia Road and Hwy. 74. Commissioners also discussed expanding and squaring off the Traditional Residential area. The district would take the shape of a square, with the east side formed by Hwy. 74, the south side formed on the latitude line with Sherwood Avenue, the west side on the longitude of Briarwood Road and the north side on the latitude of Swanson Road. If recommended by the commission and approved by the council, the size of the district would increase by approximately 30 percent. The expanded area would generally include the northwest quadrant of the district. Commissioners will continue the discussion at the November work session. The October regular session has been canceled as there are no items on the agenda. login to post comments |
