F'ville council okays Villages at Lafayette rezoning

Fayetteville City Council members Aug. 7 approved a revised rezoning request that decreased the anchor store, decreased parking and increased buffers on the proposed Villages at Lafayette retail/office/residential development along Ga. Highway 54.

In the works for several months, Heritage Creek Development’s Wayne Knedall told council members Thursday the anchor store had been reduced from 45,000 square feet to 35,000, parking was reduced from 557 spaces to 506 and that buffers on the north and south sides of the 13.7-acre development had been increased.

First up for development will likely be the 1.13-acre outparcel at the corner of Hwy. 54 and Lafayette Avenue followed by the two 40,000 square-foot, three-story office/condo buildings immediately to the west of the square across from Hampton Inn. Underground parking for one vehicle per unit will be provided.

Four smaller retail buildings, at 5,000 square feet each, could be developed in a similar time frame, Kendall said.

The 35,000 square-foot anchor for the 175,000 square-foot development will be proposed when a tenant becomes available.

The council’s vote to approved the request was unanimous.
