County OKs rezoning for 765 acres, 203 lots

Ga. Highway 92 North will soon be home to hundreds more residents.

The Fayette County Commission on Thursday approved more than 140 lots that will be developed by John Wieland Homes. The property will be developed as a conservation subdivision, which allows homes to be clustered and maintain more green space.

The proposal was brought to the commission in two separate rezoning petitions. The first proposal asked to rezone 249 acres for 97 lots, while the second called for rezoning 118 acres for 45 lots.

Brad Parrot, who represented Wieland, told the commission that the first petition could already be developed with 97 lots, but Wieland was seeking the rezoning because of less infrastructure cost and preserving more greenspace.

One of the owners, Quillian Reeves, said the family has been trying to develop the property for years and was glad the county finally had a conservation subdivision classification.

“This helps preserve the sensitive areas of the property,” he said.

But some adjacent property owners were none too keen on having it developed.

“Why is it so important to rezone this property?” asked Mickey Graves.

Judy Chastain told the County Commission that infrastructure was already bad, and more development would only compound the problem.

But Parrot countered the development would not impact the area more than the current zoning allowed.

“The owners have the right to develop the property,” he said.

Commission Chairman Greg Dunn said the property owners had decided to develop the property in 1995, but were turned down because of the density which had 111 more lots.

“This is preserving more greenspace with less lots,” Dunn said.

The commission approved the two rezoning requests unanimously.

In other actions, the commission approved a rezoning request from Peachstate Development to rezone 398 acres on Hwy. 92 South from Agricultural-Residential to Estate. The developer will build 61 homes on the site.
