Coastline Road rezoning request tabled by Thursday by Tyrone Planning Commission

It is a case of a whether to grant a setback variance on a triangular 2.19-acre lot where building a house would be problematic without that exception. Tyrone Planning Commission tabled the request until June 26 so that property owner Rolando Castro could provide the board with a site plan showing where the house would be situated on the nearly flat, triangular-shaped lot on Coastline Road. The lot borders Coastline Road on the west and CSX railroad on the east.

The residential zoning requirement for the property requires three-acre lots. Castro was requesting a variance to decrease the front setback from 100 feet to 55 feet and to decrease the rear setback from 50 feet to 30 feet to accommodate placement of the house. The minimum house size under the current zoning is 1,200 square feet. Castro said he intends to build a house of 1,500-1,600 square feet.

Neighbor Sherry Jackson spoke in opposition to the variance. Jackson said that when she bought the property across Coastline Road from Castor she thought no one could build due to the three-acre requirement. Jackson said the trees lining the roadway on Casto’s property creates a noise barrier from passing trains. If the trees are removed with approval of the proposed 50-foot front setback it would allow for significant noise from the trains, she said.

Also at the meeting, commissioners agreed to discuss proposed changes to the 2027 Comprehensive Plan and Work Program at the June workshop.
