Pathway development in Coweta on track

It went as smooth as silk. A public hearing April 10 at Coweta County Commission went like clock-work with only three public comments on plans by Pathway Communities for the 694-home Twelve Parks development on the county’s east side.

A presentation by county staff and brief comments by Pathway Vice President Gene Levine was followed by comments from residents supporting the project.

Twelve Parks is divided into four tracts totaling 450.86 acres and is situated in the area of Ga. Highway 54, McIntosh Trail, North Road and Reese Road.

Two commercial tracts, at seven acres and 15 acres, are planned for future development.

Levine told commissioners homes prices would range from $200,000-400,000 with an anticipated median home price of $319,000 at build-out. The development would consist of 1.85 units per acre, Levine said, and will contain 41 percent open space. A minimum of 50 percent of the lots would abut open space, he said.

Levine said the development would utilize an on-site wastewater treatment facility that would be the area’s first “urban re-use, near-drinking water” quality system for greenspace and other irrigation purposes.

“Water re-use is not part of current residential developments,” Levine said. “We’re taking it a step further. This will be one of the only water re-use communities in Georgia.”

Only three residents spoke at the public hearing. All three were in favor of the development.

The proposal did come with a number of conditions from the Planning & Zoning Department.

Commissioners are expected to vote on the proposal at the April 17 meeting.
