Big changes to Villages at LaFayette headed for CouncilTue, 04/01/2008 - 3:41pm

Villages at Lafayette developer Heritage Creek Development made it through Fayetteville Planning and Zoning Commission last week and will take a proposal to amend the Villages at Lafayette Planned Community Development (PCD) agreement to the City Council Thursday for a first reading that would allow a 45,100-square-foot anchor at the site. The proposed development is located on a 13.7-acre tract along G. Highway 54 between Meeting Place Drive and North Lafayette Avenue. Approved on a 3-2 vote by planning commissioners March 25, Heritage Creek is seeking to construct an anchor larger than the 33,000-square-foot building approved in the 2000 PCD agreement. That increase in size proved to be the primary sticking point in discussions among planning commissioners. If eventually approved by the council, the building would potentially become the site of LA fitness, said Heritage Creek owner Wayne Kendall. In all, the development would locate seven buildings totaling 162,850 square feet on the property. The proposed development has been reduced in size from the original 175,000 square feet agreed to in 2000. The council will also hear the second reading of proposed amendments to ordinances that would allow pervious pavers and provide for a credit for impervious surface calculations for contractors that use them. Pervious pavers are those with openings that allow some portion of the stormwater to leach through them rather than having the entire volume of stormwater unable to penetrate the surface, as is the case with asphalt and concrete. During a discussion at the March 20 first reading, Mayor Ken Steele agreed with the suggestion of City Engineer Don Easterbrook that the city tread softly and give careful consideration to the idea. “It’s good to go conservatively since new pervious systems are coming on the market every year,” Steele said. login to post comments |
