Planning commissioners want more information before rezoning parcel

It was only a little over two acres, but questions were significant enough to have a residential rezoning proposal continued until Tyrone Planning commissioners could obtain additional information.

Though she was not present at the Dec. 27 meeting, the request by Irene Kirkley would have 2.2 acres of undeveloped property on Coastline Road rezoned R-48. The property is currently zoned A-R (Agricultural-Residential). Building a house on the site is prohibited since A-R requires a minimum of three acres per home.

The A-R zoning was present when the property was brought into the town several years ago, said town consultant Megan Will, adding that R-48 would allow two homes to be built on the site. The construction of more than one home would be unlikely due to the unique triangular shape of the lot positioned immediatley to the west of the railroad tracks, she said.

Three neighbors spoke in opposition to the proposal. They questioned whether a home could be built while conforming to setback requirements on the irregularly shaped lot, adding that the likely removal of a number of trees on the property to make way for development would compromise the noise buffer afforded by the trees.

Responding to q uestions, town attorney Brad Sears said a home could be built on the site under current zoning if the required variances were obtained. Sears noted the potential for requesting CR-2 or CR-3 zoning, though such zoning would also require variances and would stipulate a larger square footage than is required under A-R or R-48 zoning.

After further discussion, a motion was made to continue the request until a later date, presumably in January, so that the applicant could be present to provide additional information.
