Townhome density is increased

It was only a small deviation on residential density. Palmetto City Council Dec. 3 approved a rezoning request that increased townhouse density on an existing Carlton Road development to eight units per acre.

The rezoning request by Prime Investment Properties, LLC had the effect of increasing the density from six units per acre with R-4 CT (Condominium/Townhouse) zoning to eight units per acre under RT-5 CT. The zoning change added 129 units to the Heatherwood Condominiums development, an increase of 29 units over the R-4 CT zoning. Development on the 16.2-acre site is designated for high density residential under the city’s Future Land Use Map.

In information provided with the request, Prime Investment Properties President Stephen Crawford said the company wanted “to construct nice townhouses that people can afford,” adding that the rezoning would be in harmony with the surrounding neighborhood. The plan includes a park and several playgrounds.

Responding to audience questions from Mike Basaric and incoming Councilwoman Lorraine Allen about the increased density and who would benefit from approval, Mayor Clark Boddie said the developer would benefit from the approval, adding that the proposal was in line with current land use plan.

The vote on the request was 4-1-1, with Councilman Gregory Rusch in opposition and Councilman Thomas Morrow abstaining.
