376-unit senior complex, annexation up for PTC voteTue, 10/16/2007 - 4:43pm

A rezoning for a proposed 376-unit senior living complex with condos, apartments and an assisted living facility will be considered by the Peachtree City Council Thursday night. Somerby at Peachtree City would be located along Rockaway Road across from the Meade Field sports complex. The proposal was tabled from the last council meeting after several council members balked at the density of the plan. Meanwhile, another developer is seeking annexation into the city of a 13.5-acre parcel off Redwine Road near Ga. Highway 74 that would include a 48-bed assisted living development on three of the acres. The remainder of the property would be zoned for office use under the proposal from Outer Marker Properties LLC. Council must first lift the annexation moratorium before city staff can work with the developer on the project. In addition to the annexation, Outer Marker also needs the city to lift its multi-family zoning moratorium for the assisted living facility to be considered. The project, called Stars Mill Manor, would provide daily bus transportation to libraries, civic clubs, medical care and other businesses. The land is currently zoned for agriculture-residential use in unincorporated Fayette County. As for the Somerby proposal, it is projected that the fire department will respond to the facility 90 times a year based on the number of calls reported to similar facilities in town, officials noted in a fact sheet presented to council. That information also noted that the south side of the city where Somerby would be located “experiences the longest response times within the city due to the travel distance from stations 81 and 83.” A fire station for the southside has been in the city’s master plan for a long time, it was noted. The Somerby proposal includes 244 independent living condo units, 72 units for assisted living/memory care and an additional 60 skilled nursing beds. The nursing beds wouldn’t be added right away, the developer has said. login to post comments |
