New subdivision plat gets OK

Senoia’s newest subdivision got the green light from the Senoia Planning Commission Tuesday night.

The Newberry subdivision, which will wrap around the old County Line Tavern on Ga. Highway 85, features 141 lots on 153 acres. The subdivision is being developed by Fayetteville-based developer Bob Rolader. Newberry also features 80 acres of open space and 4.5 acres of commercial property on Hwy.85.

“Do you have any idea what will go in the commercial area?” asked Planning Commission member Roger Alley.

Rolader representative Donna Black told the Planning Commission that the residential component of the development would be built first, and the commercial would follow later in the development process.

Rolader officials also changed an interior road in the subdivision because the Planning Commission had earlier expressed reservations about the initial layout of the subdivision. The original design featured a road straight through the development that could be used as a short-cut to Rockaway Road, via the Morningside subdivision.

The new road meanders through the subdivision, and as Black said, should curtail any drivers looking for quick access to Rockaway Road.

In the next 90 days, residents and travelers will see the area cleaned up, as the old bar is demolished and the site is prepared for the subdivision.
