New commercial planned for Grady Ave.

Areas for residential development in Fayetteville are getting harder to find. One of those, along with a proposal for approximately 20,000 square feet of retail space, was heard at the Planning and Zoning Commission’s work session Aug. 14.

The Teton Village commercial site proposed by Mark Wurster is situated on 2.11 acres at Ga. Highway 85 and Grady Avenue and would consist of two single-story buildings totaling 19,880 square feet for retail and office use. The proposal showed frontage along Grady Avenue and Hwy. 85. Both buildings would consist of steel frame with brick veneer exteriors.

Three variances were requested in the proposal. Those included a request to decrease the number of parking spaces from 99 to 89, to reduce the highway corridor buffer from 30 feet to 10 feet and to reduce the front yard setback from 30 feet to 10 feet.

The residential proposal by Southeastern Engineering, Inc. for a small gated subdivision at 515 White Road would locate four homes on 8.76 acres.

Project representatives said only one of the four lots would have direct access to White Road. Access for the remaining three lots would be by way of an existing private drive with a small bridge that crosses over a pond.

The applicant’s intent is to make the necessary improvements to the private drive as well as any stabilization or reinforcement measures to the small bridge to insure access the site by all necessary size vehicles such as public safety trucks, said Senior Planner Linwood Robinson.

Both proposals will be heard at the commission’s regular session Aug. 28.
