Planning commission approves site plan for doctor’s offices, table plans for other lots

Tyrone Planning Commission Thursday approved the final site plan for doctor’s offices on a 4.1 acre site at Handley Road and O’Hara Drive on the east side of Ga. Highway 74. The L-shaped building will include 13,800 square feet and was approved with several conditions. Among those was the installation of a sidewalk along O’Hara Drive, maintaining a 100-foot undisturbed buffer between the development and residences to the east and ensuring that the architectural style be similar to the adjacent North Town Center office development. The site plan must be updated to show the locations of existing or proposed fire hydrants and the date of the property survey.
Also at the meeting, commissioners voted to table the conceptual site plan for Lots 9 and 10 at Shamrock Industrial Park. The move occurred on the recommendation of Town Manager Barry Amos, who sited the requirement that the two lots covering the development must be combined and re-platted as a single lot. As currently proposed, the lots do not meet setback requirements, Amos said. The Guthrie Construction representative agreed, noting that the company is working to correct the issue.
As proposed, the site would be home to two buildings of 17,000 square feet and 24,000 square feet.
Other concerns with the conceptual site plan included the need to show street light locations, areas to be landscaped, elevations for the two buildings and the submission of topographical information.
